It's about continuity

R311.5.6.2 Continuity. Handrails for stairways shall be continuous for the full length of the flight, from a point directly above the top riser of the flight to a point directly above the lowest riser of the flight. Handrail ends shall be returned or shall terminate in newel posts or safety terminals. Handrails adjacent to a wall shall have a space of not less than 1-1/2 inch (38mm) between the wall and the handrails.

The issue isn't so much the HO it's their insurance company that will get you.

Anticipating this Kitchen / x2 Bathroom / Family Room remodeling project in the City Of Cerritos, CA, completed in 2 weeks with city final! The project has been fun so far. A local designer referred the project. Share more images with the group when they are completed. The waterfall granite Island will be nice!

Finished up the little condo kitchen. Counters came in Tuesday, appliances today. I did the final touches of installing the door/drawer handles, mounting the shelves on the wall, putting the toekick covers on and putting a painted board into the hole formed between the two upper cabinets.

Now we get to argue a set back issue on a lot for a small house I am having designed and I'll build for a friend, very small 2800 total covered area. Tiny lake lot, but very deep and rough terrain past a certain line of demarcation

Now in this zone of the city front of property lineset back is 25'

Street side is 15'

I need the actual street side of property to be - the street side.

City is saying they are calling street side the front property line, 25 ft set back.

Now from working on P&Z I know this isnt right,, but I also know you don't get anywhere pulling an empty pistol, need ammo.

On the Google overlay it shows property line bordering street as property line A and the line above as B. A is street side to me, B is front of lot

My ammo - the property line is in the middle of f'ing street where the inspectors in the pic are locating pin in the pic.


So -

The issue right now is the city is saying there is no "street side" set back (15 ft) and the front of the lot is the leg running adjacent to the street - they told me that Tuesday. That pushes the house to the very edge of the cliff, unfeasible. They said sorry about that

I put some time into reading city planning and met city inspectors and my designer at site. I'm pushing back on them and saying ok fine, that's front of the lot - but the property line is in the middle of the street - and by your own rules that's where we are measuring from. Thst puts the house close to 10 ft from road.... they don't like that. I'll be at next P&Z and in the mean time get TAB involved...

I made an unofficial request in person, no record, before I make it official with p&z, to call the front of the lot the leg running along the end of the house on 3600. If they do that we are all good. The inspectors felt it is reasonable. They are taking back to city planner, I'll let her digest this and then meet with her. Designer has a plan and is ready to draw as soon as we have set backs clear

It's always the favors that burn up time, not much meat on the bone on this one for the big fella lol

She's calling it the front and not street side because she's worried about the house being too close to the road.

After today I don't think she will want me to present to P&Z (which I'm very familiar with) because I'll get a variance. Imo no need for a variance, the side bordering the street is the stretch side - the front is the one I marked B. If B is front 25' set back allows an attractive and usable driveway/garage and entry in the house
