Helped my daughter remodel this over the week end. Was getting some more chickens so needed it with more nesting boxes. Not much of a building was made from scraps to start with. Need some 1/2 ply $ 50 a sheet. But she was happy in the end.

Giving the coup coat of paint. She is pretty good help. Left all my older cordless tools and chop saw there for her to use.

Finished all windows and doors/new shake and siding and now paint. Next building new stair set with landing and return leading down to the inground pool to be and demo masonry on piers to frame new walls and open lefthand section up with glulam for open pool bar and bathroom around drive under. List ever growing and checks always received early so I’m good with this one.

 

How did those railings pass?

 

Not called in yet. We had to blow out all the ipe/pt rails/detach spiral stair set bc of an ongoing leak from previous work added on by a diff outfit. Blew out majority of birdbox and post set that was damming up rain runoff and Hydrostopped entire span w new subfloor and will come back to set a post for return and run cable rail. Screens still yet to be run and stair set from first story above drive under still under plan review. All around this area.

 

We got some shiplap run in drive under today after framing in new walls and relocating a single door opening elsewhere. Waiting for accordion door to show up onsite to trim headers and retrim porch beam. Bad weather on the horizon as schools here in Charleston are closing 3 hours early tomorrow.

 

That house NEEDS a third color.

Banged out a quick four day deck. Started it on a Friday, working with our shirts off. Finished it early Thursday, in a full carhart suit and gloves, freezing our asses off in high winds. Phuck this beautiful state.


Yes I know I should have used 4x6s for the taller posts. Don't break my balls. This thing is rock solid.


Turned out great. I'm in love with steel cable railing systems

 

Looks nice. Any midspan blocking between those beams? I've seen that style beam buckle over time as fasteners begin to rust and the individual ply bows/tips.

Framing inspection passed. We're getting close on siding, have some chunks we have left out because we are waiting on the vinyl decking to go down next week. We have also put insulation and vapour barrier up in the garage, just the ceiling left in there before we can pump heat and get slab prep going. And the drywallers hung the flat ceilings upstairs Wednesday so we can get sprayfoam started soon. Getting closer and closer.

I build the occasional spec home, but currently doing a spec remodel. This house was built in 2005, it had some serious floor plan issues, I figured out how to fix them and I'm almost finished with the remodel. One thing I like is this job will take 1/3 the time it takes to design, permit, and build a spec, and I might actually make more money than a spec of the same size size.

 

Looks great for being a modern frustration. They can be a real challenge to look right no matter what, remodeling them can be a real pain in the balls. I have one breathing down my neck for ideas on a modern house remodel with the woodwork.

Great clients, I just have a hard time getting excited about them anymore. Betcha if I saw the coin that little gem is going to bring you I'd be through the roof about them! Hah.

Clients just sent me this picture. Not quite done yet. We still need to add the cocktail board in top the rails. It will match the deck boards. They wanted me to see the cap lights.

Great client, probably our favorite client, this is our third project for her, second full project and she has other projects on different properties she still wants done.

She has used the same designer for decades, and neither of them is shy about changing their minds or pushing a decision to when they feel like making it lol.

This one may take the cake though. I didn't take pics of the old stair case that I can find but I will try and explain - looking down at the dock to the right side of the bridge we excited 7' wide to build concrete stairs down to the water. When they were formed and steel set they came by and the designer and the client decided that the stairs they had designed weren't what the wanted.

When a discerning client says tear it out you say yes ma'am and get to work tearing it out. I mean we were just about to pour. The forms you see to the bridge were a mock up which has since been approved and being built 😆

7300 ft, 4 master suites and a total of 7 bathrooms, we just crossed a year on this project, be another 3 months id guess with stuff still to pick out etc. Countertops are in and we still have one vanity that hasn't even been designed in the powder room lol. Probably be a total of 16 months. The three story 8300 ft house on Inks I bet we finish in 11 months, but everything was picked at foundation.

The retaining wall had to patched in the middle to close the opening

The sketch is the driveway with inlaid stone and the landscape package will be the nicest we've ever had installed

Went and looked at a new up coming job. Doing soffit and fascia. And also some steel roofs on this one. On a hill side again so a little more challenging getting around it with the lift.
