The HO found it for the room. All I had to do is surround it with cabinets.

12 out of 28 decks done. Preparing facial corner's etc. Cut list going around 1 by 1 lay out cut list cut then stage for install. One with wall is done 100%.
These really shine on privacy walls. Really fast. Install screws on bottom / starter board. Clips on all studs and 1/ screw at end of boards and few random in middle just in case...

And it does much better with overlay cabinet doors than it does with inset. Just an FYI.

Gotta start making design notes and get my architect on this one. 350k budget, bigger master suite and wanted bigger upstairs bedrooms but that looks not good right now if that's an inflexible number. Maybe though. Need to play with the options

Full gut, move kitchen. New MEPs, spray foam level 2 - 2.5 finishes, new windows and siding, paint brick. New roof

Signed an 8k APS yesterday.

Got a couple questions John,



•How do you arrive at $8k for APS? 2.3% of the projected job cost? Flat rate?



•Describe “level 2 – 2.5 finishes”.
8k - usually try for 3%, but some projects arent a candidate for that.... like an 80s ranch house lol. So I improvised. It's about 1819 ft, I'm adding probably 400 so archy will charge 5600.00, about 40 hours (1. I'm sure it will take like 25 with edits but whatever lol). $140 an hour, I get a $25.00 discount for volume. New Custom is 2.50 a foot minimum, that's not a full set (site plan with silt fence, drainage, engineering, mechanical engineer letter on HVAC, cross sections ect, trim details, etc...), that's more like 3-4%. I generally want basic and I get the cad files. We can draw our own details etc... and I use my own engineers usually.

My time, amanda doing selections packet of the plans we get to keep 2400.00 (not enough but WTF), BUT, this one I said I'd "return" 25% of the fee as long as we signed a construction agreement. I say "return" because they just wont pay the last draw on the APS if we sign, which is almost always. So basically 600.00 bucks stays in house

Amanda's time on meeting the client at stores, picking etc... and imputing selections decisions into the pre built packet is hourly. She pays for her self and I get an AA

Levels is in house lingo to make **** easy. It's not an exact science but:

Level 1 (we never do. Even my rental remodels end up 2)

Level 2 - 45 a ft for countertops (local granite) , 4 a ft for floors, 5 a foot shower tile, 8 a ft for backsplash tile, 2.50 a ft for trim package (no labor) MI or Milgard vinyl single hungs, Fherma Tru doors etc... Or like

Level 3 - 60 CT, 6 FT, 8 ST, 15 BST, 4 TP, Anderson 100 windows and doors or the like.

Level 4 (most jobs) - 85 CT, 10 FT, 14 ST, 22 BST, 6 TP, Seirra Pacific H3/Kolbe Windows or the like

Level 5 - super tier counters ( 135 a ft). All other numbers dont matter because they dont want allowances usually. Parade house perfect example. 14k hood and 35k in Italian tile for two bathrooms.

These arent hard numbers just an easy way to discuss in house, I adapt the costs to the client and job. Never use level talk with them.

Labor standards dont change. Schlueter Kerdi/ditra etc... are not an option. Tile leveling systems etc... will be used

We used to get hemfir. Looked great when installed, but soon started to crack and split.

I've had entire fence line 4x4s twist nearly 180 degrees and pull the fence apart.

Then I have some 4x6 posts at my house that look as good as the day I installed it. No consistency.

Now the yard gets incredible Doug Fir PT. Straight and clean, hardly a check or wain to be found. Sometimes it's so nice I hate to cover it up.

Sure makes working with it enjoyable.
