Need your advice on a small project. Does $60-65 a square foot (retail) sound reasonable for NC? If not, I'm open for suggestions. Catching a little flack from some of my locals. Go figure....:censored:

  • 2'Wx42D" concrete piers (3000) (about 4 yards total)
  • A frame tie in (stick)
  • 5/4 PT decking
  • Standard boxing + seamless
  • Vynal siding to match existing
  • Screen tight system
  • 30 year archs
  • 2 receps GFCI/2 ceiling fans light combo (2 new curcuits)
  • Upper end screen door

Sounds cheap to me for what you describe.
I find that square foot pricing is not a good frame of reference for small projects (small in square footage). I can think of any number of reasons the cost could swing up or down more than your $1,600 range of cost.

In any case, I don't really understand the question. You're catching flack? What does that mean? They're mad because you're undercutting them?

Only you know your expenses and overhead and only you have seen the existing conditions you'll have to deal with. How can anyone give even an educated guess about how much a project should cost based on a short bullet overview?

My question wasn't a science project brother. It's a simple screen porch. If you needed more than the bullet list to give an educated answer than you may be to educated for this thread. Were not talking a bump out on the Vatican. Never mind.

bit touchy, there? He's trying to help, but your original post was a bit unclear on what you're actually doing. Also, he makes a valid point that without us knowing your overhead, it would be hard for us to guess if your price will turn a profit for you or not.

I'd recommend time and material for a job like this.

No, pricing isn't rocket science but we all second guess ourselves from time to time.

WTF???? What's going on with this forum? Understandable, members slam HO's for coming and asking questions (those threads get closed right away by the moderators). Members slam new guys for asking pricing questions (most of the time it's deserving). Members slam new guys who have a valid question about an issue (not looking for estimating advice, but just tips on how to figure it out), that I disagree with. You don't have to tell them exactly how to price a job, but a few hints might help a guy out. In a lot of cases many of you do.

Now lately we have guys asking for info, and you pros supply your professional opinion and the guy asking the question gets all pissed off? Just like in Lone Framer's thread. I don't get it. ChrWright, you totally made the right response to the OP's question. There was no need for him to respond the way he did. Good on you for not getting all pissed off!!

I want to apologize for coming at you a bit sideways. After reading it again I see you were responding accordingly. When I saw the words undercutting and educated guess, I took it out of context. My bad...

I wasn't looking for anybody to give me a price on my project, I simply wanted to know if the sq ft price seemed right for a screen porch. Never did a screen porch addition. Just a few added to our new builds back in NY. As you would expect screen porches aren't very popular in the Northeast. Guess I should have added "respond without overhead costs" LOL LOL.

Yes for a basic that would be high. This is an A frame tie in to a 4/12 pitch (more lumber). Tried to talk the guy into a shed roof but his wife wants cathedral ceilings with 4 by TG finish and composite decking. Also security screen doors at each end. The grade is real low. 5 steps on one side and 6 on the other. Plus railings. We're also going to give him a small ground level deck for his grill. I suggested building the deck at screen porch level so he doesn't have to walk up and down the stairs when he's grilling. He declined. Wacky...

Theres a bit more to it, but at this point it's signed so moving right along...

BTW... didn't know all this prior to my original post.

BTW- what's the point of a "security screen door", when there's plenty of "non-security" screening that I can easily slash through to get into the porch? Seems like a waste of money, unless I'm missing something.

Retractables with lock and key. Bob, once they went with cathredrals in a screen porch I stopped asking questions LOL LOL. They want it, I'll build it...
Tell them to use aluminum screen wire and then electrify it with a bagillion volts... really screw them criminals up.... bugs too............... Good job man... sounds like a fun job.... You should do well on this one sounds like. I do a few screens... like em... good work.... we'll want photos....Take a pic... or few. Let's see what 20 G's gets in that neck of the woods...

LOL LOL. Thank you 21... I've got 3 weeks to finish it. It's a modular home that the HO closes on in 3 weeks so it has to be done to get the CO. When I first pulled up to the job I said to myself why the [email protected]#$ did they side the back of the house 100% if they new they were adding an a frame porch. This mod is cheezy too. The screen porch is going to be nicer than the main. LOL LOL.

I'll take progress pics and upload them if I get time. I've got a big Commercial gig going on right now also and a huge block privacy wall at a new gated community (subdivision)
