hello,
Looking for any input from all concrete guys here...
Working on a multifamily project... 6 stories, mostly all load bearing with private garages on the first level.

Will be CMU perimeter and partition.
what is the most cost effective method of building the shell and flooring system?

The garage is going to need formed concrete columns and beams(precast or poured in place for a fireproof concrete core deck, fire codes and stairwells and elevators really confine the design of any mid rise? all units requiring 2 stairwells and the market requiring along with the ADA act the elevator(s)

if the Car garage is completely below grade serious earth loads will occur in wet times, the car slab might even need added weight to resist floating.... and constant pumping even during power outages( A stand by Generator set is added to the costs and required footprint......

The quick and dirty would be to find an almost finished similar building and sticky finger a complete set of prints and paperwork for a friendly sub.... But not very ethical...

RS Means has this data at reasonable prices considering you're in the 7 digit project price area....

As a mason I'd push post tensioned vertical masonry with core decking or post tension flooring also, with a little planning the floors and walls can act as thermal masses to reduce the needed size of the HVAC winter and summer....

@ JBM, I am designing the basic design in CAD and will forward to engineering.. but I just want to get ideas from people who do this everyday.

@ Slowsol, which type of plank do you suggest, hollow core? What are the maximum spans without any support in between?

@ Tinstafaafl, Ok, I will change my name to IamAPro and I will answer all your questions.

@ Fourthgeneration.. this is a very small building with only 10 units, 2 on each floor, 2500 sq ft each floor. The garages are 12'x26' and are load bearing to 5 levels above so no beams/columns are required.

Are there 2 stairwells required even in a breezeway containing only 2 units? (1 stairwell and elevator)

nice idea about the prints of another building!

Which type of core decking do you suggest?
 
Your garage math alone is busted: 10 bays at 312' square each without any access overhead, has 3120' footprint sans stairways, elevator and utility chases and of course forced air for the car park.....

At a 12' story height the stairwells need a landing, over 15 risers in row are liabilities... so 144 inches = ~19 risers 10 inches deep, so a box 8' about 19' each stairwell. About another 320' square, plus the 120' for the elevator shaft and at least 100' for the landing/vestibule area.

A total of 3660' jammed in your 2500' reality.... maybe a Seven story with a two story garage....

Did you smoke the WHOLE bag of weed at one go?;)

Don't be a schmo hire a Pro designer.

The intellectual property theft idea was kind of integrity check... You failed China style.:sad:

Please keep posting on your roll your own mid rise project, you might be the one in ten-thousand natural born builder/designer....
