I often see this type of question asked, and the answer is...the going rate is (at least here in Illinois) whatever each contractor needs to charge to; pay his crew, pay for the materials, get rid of the waste, pay his overhead, and make a decent profit. For example, last year we did a 18 square two layer tear off. Not to steep, but pretty tall. Our bid was just shy of $6000. The lady we did the roof for told me later that we could have charged $6500 and still won the bid because the two other bids were $7000 and $8500. Now, the other two companies were the biggest in town and put 20 guys on a roof and have it done it half a day, you just have to hope that all twenty guys know what they are doing. We are not near that big, yet, so of course our labor and overhead is nowhere near what theirs is. I guess what I am trying to say is that price is so subjective in this type of business. We still made a great profit on that job, maybe even a better profit margin than the bigger companies would have, but we were so much less expensive. However, we have also lost jobs to other companies that came in with a lower bid than ours. It is all relative. When looking at price make sure you are looking at the big picture, not just the bottom line.
Amen to that roofdog. The going rate should be different for each company, not to mention that's too broad a question to be answered without more detail.
I don't charge by the square. It's only part of my price. I basically make a material list and base my pricing off that list with a few other variables. I ask myself. How many layers? Layers of what? How steep? On plywood or boards? Easy aaccess to the sides of the house? Easy access for dumpster or dump truck? How manicured is the landscaping? How many chimneys need flashing and what type of brick? How many satelite dishes do I have to deal with? How steep? How many layers? What kind of shingle am I installing? How wide is the overhang? What type of ventilation?
I know there are guys out there that charge $125 for what you described. Then there is home depot doing it for $450.
I've come to learn that when you are dealing with home owners, salesmanship means more than lowest price for most. I'm usually never the lowest price and I stay in business.
1200 square foot house in illinois would probably run 3500-4000 dollars. But I'm not a expert like Grumpy. I also don't know how many square foot your house is. :Thumbs: Grumpy is correct roofers do charge depending on your landscape meaning do they have to be carefull when throw old shingles to the ground. :Thumbs:Also what part of Illinois you might be able to find a contractor in this forum who will give you a bid. :Thumbs:
Adam, this is no offense to you but people who do that "taking roofing work to make extra $$$" but aren't real roofing companies make the industry a bad one. What I mean is at the prices you just mentioned around here you'd be way low balling!
Your doing it just to make a few extra bucks so you are charging less than the industry standard, meaning you are lowering the industry standard for those guys who are doing it for a living. Also are you insured to install roofing? Most guys who "do it on the side" are not insured as roofers. As we all know roofing carries the highest rates of all the residential building trades.
Then again maybe you are overcharging for your area. I don't know what the TX "going rate" is.
300 a square is is the min any reputable roofer would charge in our area.These are rural to suburban prices. Big city prices much higher.Btw we don't do roofing anymore due to insurance issues. We are allowed to roof a structure if we build it ,but are going to sub this work out as well.
I am in West Virginia. I have been charging approx 75 dollars a square to nail down new roofing. 15 dollars a square to tear off and around 55 dollars a square for material. I like your info and I would like to know what the standard rates are in my area.. Any info would be nice
jeremy, your price for installation and materials is not far off of cost in my area,but $15 sq.ft for tearoff would barely cover the disposal costs,forget about labor for tearoff,cleanup and protection of landscaping ect..Is this for one layer only??
If you'd do a search you'd find this thread is a topic that has been beaten into the ground. You'd also find a nice spreadsheet I made up for helping you price jobs. The spreadsheet has old pricing but easily updated.
Yeah the guys here close about 2-3/10 im glad I chose the windows and siding over roofing, seems like a tough gig. One of the guys i went to Atlanta with sold roofing in the chicago area for about 2 weeks and quit. I guess its even tougher there.
