Ok, a church in my city called for a quote on re-insulating a steel clad roof. They told me from all that they know of the building that the roof was put on in around '51. They are wanting me to pull the panels and reinsulate and put the panels back down. My questions are

1 Does the age of the steel roofing make them more brittle and more prone to leaking if I put them back down?

2 Will a steel roof ever "wear out" ? or is it just purely asthetic (fading, denting)

3 Will removing and reinstalling the panels cause more problems than it solves ( they already have a leak)?

4 What is the best way to look at quoting this? As a cost plus job or just bid high and hope for the best?
