Residential Addition - Slab vs Crawl Space

2315 Views 5 Replies 5 Participants Last post by  Brad Rod
I am an architect in Cleveland, Ohio and am currently working on an addition. The existing space being extended is over a full basement and the floor is carpeted. We do not need more basement space and cost is a major concern.

We are advised that the slab floor will be less expensive. The floor is approx. 20" above grade. The concern is that the over time the slab floor may settle differently than the original floor resulting in uneveness in the floor.

What is a reasonable amount of settling differential that we expect and is the cost savings worth the possibly uneven floor ?

I would appreciate any comments and advice.

As an architect, you know you would need an engineer's opinion of the site to get an answer that works.

As an architect, you would also know that contractor's cannot tell you anything on the internet about your specific location.

Are you really a professional? If not, please post questions on the diychatroom.com.

You could design the expansion with an uneven floor then if it fails no body will notice! Or if it fails really bad the floors will be even!
Brad,

Two things about your request.

1- I am not surprised an architect has to ask what a cost differential between slab on grade or basement is in an area where the ground freezes.
2- You ask what is a reasonable settling difference? Maybe you should consult the AIA boilerplate specifications used on 90% of the commercial jobs?

This sounds like a DIY question from a poser to me.

I agree fully that there is too much fish smell on this thread so it is closed.

Brad Rod, post an intro, fill out your profile and contribute some knowledge for a few posts before you ask a how to question. That way your credibility can be verified and you will enjoy this site much more that if I were to allow this blood bath to continue.

This question is serious and I am who i say. This is my first time on this site and I was looking for more thoughtful and serious responses from quality builders who may have faced this situation on a project.

The options are crawl space or slab and frost upheaval is not he concern as either way the footer will be below the frost line. Nor is it a structural question. I think the issue is one of dis similar materials abutting each other.
