Carp its in that bad a shape? Replacing all the walls and floors one at a time, wow! If its a historical home it might be worth it...if not, how about bulldozing it and starting over?

I think RJS might be right, if your replacing everything, down and up is the most cost effective option. Your labor is going to exceed your salvage.

whole house reframe is best done with complete knock down. If the wood is in that bad shape nosense in wasting all the time.

even its historical buy the time you do what you say ,it would'nt be anymore.
my question is what exactly is wrong ,rotting ,plates,walls,roof?two stories of rot or one?the top good the bottom shot? :eek:
