No, it's sarasota bay. It will get a soffit. Upper level trusses create the soffit because the bottom chord runs out. Lower level, we'll have to go back and frame it in. I've seen a lot of guys on here that frame the soffit before they set the trusses, but our truss company is so hit or miss it would be too much of a gamble.

The masons embed j bolts into the tie beams and we set our ledgers to those. The blocking that gets tapcon'd is just pressure blocking that also gives us a perimeter for sheathing diaphragm nailing.

Some SE's do away with the ledgers and have us use hangers. That's a lot of drilling and I usually try to encourage the contractor to have them switch it to ledgers.

Actually looking at it I could have gotten rid of one or two cripple studs above the header on the left and just kept the one for layout. Plate said JJKKBBBBKKX. All 2x8. The blocking it the 8' mark on the 16' wall.

I just found this pic buried and I always liked how this column looked. The owner said, "so much for super-insulated."

Oh it's out of control, with Simpson chit we have to use on a frame. It's not unusual to have 10 or 20,000 dollars of holdowns, straps, bolts, strong walls, special inspection, etc. I won't even get into the engineered slab part.

That home was for the local orthodontist, there's a lot of money in braces.

I framed a lot more then I've been building decks. I love to frame homes I really miss it. I build decks because its great money. And secondly because I enjoy it. Framing is so damn competitive out here it's tough to get your price. Decking is a niche. I'm doing as well as I did in the framing boom-times. Less stress, don't have to work as a sub for another builder, and only enter into prime contracts with the home owner. I have never waited for a dime doing decks. I get my last payment as soon as the place is cleanup and I'm on my way out.
