Hello,
I have rental home and tenant moved out and unplugged the water heater.
We have oil furnace close by and it does smell, also a can of oil from bleeding is next to it.
It is a 40 gallon Rheem direct vent propane heater with electronic ignition. When I plugged it in the fan started up but never started to heat the water. The fan stopped after a minute or so, at the bottom of the tank there is a led display showing 1 lite on cold side and 1 lite on the hot side. I checked on the heater and says it is in locked mode from fumes.
I since removed the oil can and aired the place out, plugged it back in but no luck still in lockout?
any ideas?

On the commercial rheem water heaters,,,the 100 gallon 250k with the power vent set up, if the screen/filter was clogged it would not allow it fire up and lock out, usually after 3 attempts. I don't know if thats a 24 volt system, but check your voltages and find out what is not working. It could be a sticky gas valve, hard to say.
