Got a coat of sealer and now two coats of gloss on the top. Pretty sure it's going to need another so the center glue joint gets filled in. Tomorrow I'll scuff it real hard with 320 grit and put the sheen coat on it.


Still glossy wet.

Got that nice master bath remodel finished the other day and she just sang our praises on Google. They are completely thrilled with the project and will hopefully follow through on their promise to call us back for the kitchen in a year or two. (Cabinets are not as green as my picture might suggest. White balance is a little off in that one due to the lighting).

Will be interesting to see the post-project review. We've updated parts of the pricing model since this was sold.

Started the next 4 ground up rentals, that privacy fence will come down and they will face the road.

Got that siding for like 400 bucks cash, some developer put his 21 year old son in charge of a small development in Kingsland, he ordered way too much of all materials and didn't return. Some nice 5/4 Hardie trim too, this is 10k in siding probably just sat there a year. All kinds of other chit. Jobsite looked like a war zone. If it was my son I would of removed him from his post by litterally dragging his apathetic, lazy, goldbricking sorry ass to the road by his ear and kick him in the ass to get get him off my property and into the middle if the road. Have one of my men drag his chitbox out to the road sideways so he could get him home to mama

Anyway got a good deal on the siding. Lol. Will update as it progresses. Clearing and got the old septic pumped, crushed it and backfilling

Sink is just dropped in to make sure it fit. Needs to be clamped down.

Nothing exciting but it pays the bills....

Been working at the beach the last several weeks repairing doors and drywall, painting and constructing stuff.
Two story townhouse. Painted 3 rooms and a bathroom, tore up carpet and put down a vinyl plank floor in one bedroom extending into the bathroom. Called in a friend to help with that.
Stairway railing was in sad shape. A painted cedar 2x4 on top of wrought iron. Some Bondo for some deep scratches and dents in the handrail, sanded, primed and painted...then sprayed the wrought iron. An over zealous previous painter required it.

Tore down and rebuilt an outside shower enclosure. T-111 but have to follow what the HOA says.
Used 1 1/8" Azek where I could and that didn't depend on too much load.

They wanted to replace a dilapidated double gate leading to the deck. Made that entirely with Azek and 3 coats of latex. That came with a glitch. The two opposing 6x6 posts that hold each gate weren't parallel or plumb. The tops of each gate lined up okay but the bottom on one was out probably 2".
It didn't bother them but it did me. I ended up using a 1" piece of Azek behind the hinge. Much better. Not perfect but better.

Kinda busted my own bubble on the gates.
I wanted to use mortise and tenon joints; had them all drawn out in cad and everything.
Get down to the shop and damn, mortise machine won't let me use 5 1/4" wide stock. Couldn't figure a way to make it work and didn't want to drill and chisel them out. Went with half laps. Pretty sure they will stand up over the years.
Used a new (to me) product from Oatey...Fusion. Doesn't require primer or cleaner. Gets great reviews.

Not my job, but seen on a walk this morning.

I've done that and worse, but if I pulled up and saw it on a job I'd send people home. Spent 700 bucks to use a a 40 ft lift to change one flashing on the back of a house we were finishing recently. 30 mins, so 1400 an hour lol

Kitchen coming around the home stretch. Countertops installed today. Should be just about 100% by next Friday, except some wood floating shelves getting a stain selection over the weekend. Have to check my phone to see if I got any pics during or after demo for the portfolio.

Deleted some bulkheads, moved the cooktop, adding a wine fridge and the cute little pet station at the end. Paint, pantry, decorative end panels, and the finish electric and plumbing to go.

Will probably have a lesson or three to add to the Bad Jobs thread after we debrief it. More office-a$$ rookie lessons 😂
