Hello all,

I have enjoyed lurking around your site and have decided to finally jump in! I have been in the pawnshop business for 8+ years...I won two stores, one with a partner and one of my own, so I knew a good bit about running a business. So how did I go from pawnbroker to General Contractor?

I had a very good friend who had done quite a bit of work for me in my home and my stores and I wondered why he hadn't been more succesful. So I decided to back him financially and be the "paperwork" side of the business, while he worked in the field. Well, after two houses, he turned into a flake, started having undiagnosable medical problems, met an escort and moved to New York with her...so I was forced to handle all aspects of the business and I LOVE it!!!!! I love digging holes and forming patios and framing extra details (I like adding built in cubby holes...I hate leaving dead space unless it is a necessity for HVAC or something similar), though I do use subcontractors almost exclusively. I still own my other businesses which limits how much time I can put into building, but I do all that I can becasue the construction business is so incredible...How awesome is it to take a raw piece of land and make that someone's home? Perhaps I am a bit jaded being so new to the business (we started last year and I became fully active just two months ago) but I can't see it being a bad thing. I have two houses under roof right now (both spec) and 14 more lots ready to go! That should keep me busy for a few years. So don't be surprised to get a lot of questions from me, being the "newbie" to the industry that I am! By the way, thanks for having me!

Doug, I have a buddy who owns two pawn shops. He has a guy running in each and basically that guy manages each one. He just comes in once a day for an hour to check the numbers and then goes home. He used his pawn shop $$$ to buy millions worth of rental properties in yuppie neighbor hoods, just before they went yuppie. SMART guy.

Welcome Doug.
I'm still cheap when it come to tools and frquent pawnshops. For the rest of you, good deals can abound there if you know your stuff.
