Maintenance Program - Outdoor Lighting

we've been installing outdoor lighting systems for about 6 years (originally started as an add-on for my landscape construction company). as we are moving to doing more and more "lighting only" work, i have been contemplating offering a maintenance program for our clients. not sure where to start though as far as scope of items covered, billing procedures, etc. this is still a fledgling industry here in michigan (as an true stand-alone business...) and as such i am not sure market expectations for this sort of thing even exist. any ideas from those of you currently offering maint. programs?

We offer maintenance on all jobs. Over time the elements get to any type of system whether it be a low-voltage or line voltage HID system. Two great points worth mentioning. 1. This generates a new profit for the company. 2. Promotes great customer service. We like to schedule a full maintenance approximately 3 years after the initial installation. Its a win win!
Most professional LV outdoor lighting companies offer their clients annual maintenance contracts. I know of some who will not do an installation without a maintenance contract. It is a great way to build your business, keeps the clients in contact with you, and provides years of new work in terms of changes, additions and referrals.

Some manufacturers provide pro-forma maintenance agreements for download on their websites. This is a good place to start for many.

thanks for the ideas guys. i looked on kichler's website for maintenance contract info and couldn't find anything. does anyone have a sample contract (nothing detailed - i am just looking for thought starters)? or perhaps another manufacturer has something to use as an outline?
