I have a fairly large job of about 12.500 sq/ft Plaster and lath demolition of ceiling and walls on a 2 story home. I expect to encounter mostly wood lath and some metal. I plan for 5 30 yards dumpsters and a debris shoot rental for 3 weeks. I have priced this at around $4.20 sq ft excluding damping fees (~$4500).
I am having hard time to match these market numbers with software estimating tools such as home estimator or clear estimate, and I need to provide a detailed breakdown as part of the job will be covered by insurance. According to these software I basically should charge ~$1.50 per sq ft (no thanks..).
I have not included removal of trim/molding in the estimate, but would not justify a cost estimation that is less than half what I had in mind. A $4 sq/ft in my opinion is in the mid range for removal of plaster.
Having to come out with pricing for each possible component of the work is challenging and could lead to objections if any of the component quotes that are off typical rates: such as worksite preparation, protection of site, demolition, hauling way debris , supplies, surcharge for plaster on metal lath, cost of supervising, permit, overhead, profit..
