Does the gutter drain to the side?
I'm not sure what you are asking. There's a downspout on the left side, but I haven't seen it during rain.

You might want to go out there during a rain storm. With a 3" drop in the center all the water may be spilling over the gutter directly on top of your front steps.

That could be fun during the winter. You may not get much snow in Louisville but I bet you see some ice.

You trust that guy after he told you the beam was o.k? If someone told me that trying to sell me a house I would confront him, I'd laugh and say "are you really telling me that?". It's obvious he's trying to hide it, who knows what else he's hiding.
