So I got a 5 story office building and on top of it is a cooling tower. Can someone explain its function and why it is used as opposed to other systems? Second is when we got the building it has a $2500 yearly service contact for Maintenance. Is this normal for cooling towers?

That is cheap if you live in an area that freezes be sure to winterize it and then open it in the spring that may be covered in the contract, but if it is thats a very low price.
