Saw this in the local thrift paper tonight.

If you're referring to the $38/ft² price, I'll bet dollars to doughnuts that's not the price for the one shown.

Either that, or they're calculating the land itself into that price.

Or, according to their website: the HO does some of the work (sweat equity).
They drop the materials off with an illustrated instruction book, like Ikea.

I looked through their website, and it is more than "some" of the work.

Looks that way. And it's called a Super Shell! IOW, a dried-in house shell.

Most likely it was made to get you there. I remember some builders use to sell 3.000 SF home for 300k, they would get so many people there, that they would run out of houses, so they would create a lottery.
The catch was, it was a basic house. If you like a basement -20k If you like Prime lot location-40k If you like AC- 8k... by the time they done the average home was almost 500k....

So this could be the same thing or misprint more likely what they will say.

Its probably like the local building supply by me. They have a flyer with lice looking 150,000 homes for like 40k. They just dump the stuff in a pile. There is nothing for the inside like drywall, and no insulation.
