I want to build a 2 story apartment over my 2-3 car garage. How tall can the upper unit be by code. I live in one now and the garage downstairs has 14' ceilings making the unit upstairs almost at treetop as you look out the windows but not quite. I would like to have the one I build at least 20 feet high at the bottom garage so it will kick the unit upstairs up higher. What will I have to use to support it. Also once I get it done I want to build a cantilever deck with french doors and the supports run 45degrees to the side of the garage down stairs to support it with nothing touching the ground and not stair leading down from the deck. Will 4x4 do it or will the unit supported above need larger ?

Thanks for your advise and expertise.
