Hey, there everyone .....🙋‍♂️
I am building a fence for a client that wishes the posts to be mounted on top of the concrete footing with an offset bracket that you would typically see when building decks or covered porches .. such as this1 ....
The reason behind this is that the owner wants the posts to last longer and be easily changed out if something ever happens to it ... Rot or Damage.
It's definitely not typical but I have seen it done on some commercial applications in the past with metal posts and slip fences ....
My only concern is the rigidity of the post and lateral load -- obviously because the post is wood and you're depending on the screws in the bottom to hold it in place ... not like a metal post that would typically be one piece with a metal plate welded to the bottom and bolt it directly into the cement ....
..... .... does anyone have any experience with building a wood post fence on brackets like this ?
Would the fence still be relatively rigid, the same as if the post was buried? ...

any input would be appreciated thank you ..

I am fully aware of what happened and I also sent a message to the moderator who closed the thread ..... very rude Behavior if you ask me.

Regardless of whether building this for myself or for a customer it shouldn't really matter (considering I am a seasoned contractor myself, just in a different field) LOOK ME UP
(ZEN Construction LLC) / (Innovative Lawn Service) / (Innovative Cast Stone) .... yeah you read that right, I own and operate three separate businesses and have done so for the past 17 years..
I've never had to change my name either .....👍
The purpose of this post was to ask questions and information from my peers .... Not to get stupid judgmental Corky comebacks 🤦‍♂️

And to be honest SO what if I am a homeowner ??? -- I mean don't you own a home ?? .... who would you rather ask for advice? other peers in a professional setting or other homeowners?
besides are we all in some kind of a members-only club or do you feel like you're too good and so above the rest of society that you can't offer advice ?? last I checked we all came into this world the same way and we will all leave it behind ....ashes to ashes dust to dust ....

This is the reason why I've lost faith in all of humanity 😩 ........ and it's just getting worse and worse ......


Anyhow now that the retards have had their fun Is there anybody who can actually offer some information or tell us about your experience based on the original question ?

Why should anyone want to give you advice after you insulted people here?
hey, Rio last time I checked I wasn't insulting you....... correct me if I'm wrong but I didn't see your name in the above comments ?
Now if you are self-inflicting or want to include yourself in that group there's nothing really that I can do about that ..... we all have the right to identify as someone or something 😉

And this is why doing an introduction can save a lot of BS.

If you're a HO and not a contractor, you aren't likely to get an answer.

If you're a contractor and you're asking about your own home, you probably will.

All bets are off if you start name calling, it isn't a sure fire way to get people to do you a courtesy.

To the OP: No, that Simpson standoff would provide poor lateral stability. Nothing surface-mounted will equal what you'd get by burying the posts.

Do you have any suggestions other than a direct bury post ?

My problem with a direct bury Post in concrete is that inevitably one day it's going to have to be replaced ....
and if it has been set in concrete it's going to be a really big deal and a lot of Labor and a lot of Labor and man-hours ...
and that's just for one post can you imagine if I had to replace 20 ...😥😥😵😵

there is a steel post option that will end up costing me roughly around the same at the end of the day but to be honest I'm really not convinced with how sturdy they are ...

For future reference, if your post base will still let the fence wiggle (which the first one would), the weak link becomes the panel to post attachment. If you're just screwing through the backer rails into the post, you have to drive screws at an angle, and use some beefy structural screws. I've used all the way up to the 6" TimberLoks, but they'll still hold in winds around here with slightly smaller structural screws.
 
I have used something like this simpson post standoff - Yahoo Image Search Results and has done well .get the longest one you can . Used some form of this on a 6' fense and fense is plenty sturdy .as in no wiggle . This is done due to termites or just because nothing gets buried . I have not purchased any in sometime .I have been making them up using 1/4" plate and let them rust ,which so far is minimal .
And just to add more Oz-Post T4-850 4 in. Square Wood Post Anchor (6-Case)-30161 - The Home Depot . not crazy about the post wiggle ,they are not very tall . Though they have been so fast for repairs .Used them on a border fense ,solid 6' fense .No issues after 12yrs .yes it wiggles yet in this situation that is fine
 
You sure know how to smack the hornets nest. One strike against you IMHO is that you linked to a Home Depot page. If you had done a liitle research and researched the Simpson catalog, you would have found this … and you would have known that base is wrong for your application.
