Phosphate Injection System For Pinhole Leaks...


Hi all,

I have a client that is a 12 unit condo building in LA that I do a large proportion of their repair work for them. Year after year, they have issues with pinhole leaks in their water lines. Costing them tens of thousands in insurance deductibles, repairs, etc. Some hot lines, some cold. The building wants to explore options for eliminating these issues. I've already got a $100K + estimate for re-piping the place. The place was built in 1984 with Type M copper (that's most of the problem). They had heard of, and are going to explore the idea a "phosphate injection system". Do any of you know anything about this? Success stories? Horror stories? Advice?
Or are there other viable/successful options other than re-piping?
Epoxy lining? Pros, cons?

Not a plumber so cut me a little slack here,ok?

How does phosphate work to resolve the pinholes? What is the longevity of the treatment?

Should be redone imo.

Here's some reading for you...lots to explain...

Doesn't necessarily "resolve" pinholes....but supposedly helps prevent future ones from corrosion..

Is your water that rough there?Ive used copper on pretty much everything for years.
Only time I ever had problems with pin holes in copper was on drain lines for pop dispensers,sugar and acid eats holes in it.(imagine what it does to your body!)
I think id be inclined to have your water tested and figure out whats going on,If eats eating copper its got to be playing hell on fixtures/drains and people in the building.
