Land Near Disney FL - Plat The Land


I have a small lot near wall Disney FL. My idea to develop a small home builder business in Sun Shine State or work with a partner to develop the business. As per the city, I can create 8 lots on the main road. We have city water, cable, electricity etc..... Who will do the plats the land? Any web site to learn the process? I am also looking trades near davenport FL to work together. Thanks for your reply!

Getting it rezoned first might be a step that you need to do. I've seen it where one did exactly what you are asking and the second party ended up with lost time and money with a venture that never had a chance and walked away while the owner held onto the land.

I would guess you have talked to your local developers? What did they say?

This is a very small for local developers. Only 8 lots. The location is not great for custom home builders. Good location for vacation or local.

The current zoning R2 will allow to make the plat as per the city staff. I may need to find local engineer!

More cow pasture plots. How exciting.

Height of lots above sewers, storm and sanitary? are they close? will you need pumped lift stations? Is the local water/sewerage monopolies maxed out?

Electrical grid costs for HV lines and transformers etc...

flood plain and or channels, storm water basin offsets for concrete and impervious land "improvements"?

Maybe you should consider some non-traditional plot sizes, a condo-ed storage building/barn storm resistant of course? A micro-commons?

Old school back yard alley way over the utilities easements?

Price out 7 and 6 plot versions, less lots = MORE $ for you maybe?
No Garage doors in the front elevation...

Siamesed Driveways? cut paving costs/ run off Sq. Ft.

Pan Handle lot shapes?

Can you add fill to develop some character to the surface? Sell the flood resistant FFLs above local grade? Basements even? depending of the local demand, you might earn more as temporary storage for fill and roadway demo waste processing. Temp concrete site for large highway pours?
Can you plant trees NOW out of the way of development, or save any?
or even have a little tree nursey lot for relocatable sized trees, tree spadeable?
an excel spread sheet with some real $ data points = answers

mandatory sidewalks? Green spaces, trees/landscaping?

Don't forget the time costs of money/equity, and the constant drag of RE taxes and permit fees and of course time delays by regulation

There are a lot of parasites to suck the profit out of subdividing R.E. many costs are the same for 2 plots as 2000....lawyers, surveyors, State and local governments, (Nay) bors....not punny...Civil engineers, and tree squeezers.

Either America will have another "baby Boom" or our nation Will go the way of the Dodo bird and Passenger Pigeon = larger kid friendly lots?

true that cost is high for small developer. If the local market margin support, ok to do so.
