Sealer Removal Advice Over Exposed Aggregate And Stamped?


I finished a job Saturday and next door neighbor inquired about his driveway needing repair.

I went over and it was jacked!!! Had Meramec exposed gravel with stamped concrete entrances and accents and when measured it is about 7K ft2.

Concrete underneath looked sound and well done but his sealer had whited out and yellowed. (HO admitted he thought more was better and also applied in 100 degree heat) He was told to apply xylene to soften it and it would dissapear...he ended up with streaks. He also applied fertilizer and it rained before he could blow it off and he has hundreds of iron streaks as well.

Whew! It is awful looking as it is. He just said fix it.

I thought about salvaging the coating but decided to remove it and start over, since it wasn't a good coating to begin with.

3 options for removal:

1) Chemical with hazmat gear and nightmare disposal. (Lady for manuf. told me if a drop gets on your nail it will eat through) http://www.opwdecks.com/pdf/C-Stripper-PDS.pdf

2) Soy based removal which is still slow and disposal headache and expensive...which I think may be best to do because it is least environmentally hazardous and safest. http://www.franmar.com/paint-removal...-urethane.html

3) Soda blasting which is a mess in a residential area with dust clouds and street is asphalt which it would drain to and it would eat the asphalt off....so nada on this.

Question 1: Has anyone used the soy based removal material? If so any tips? Manuf says to roll it on and cover with plastic so it does not dry out and leave on over night and then cover all adjacent plants and anything else it could get on and then pressure wash and use industrial vacuum to suck up goo

Question 2: What sealer would you recommend? It's been years since I sealed stamped and wondering what is the absolute best stuff out there? I have called a few and they recommend resealing ever other year with acrylic based, solvent borne 30% solids high gloss material.

I was kinda shocked that they said that often. Thoughts and recommendations?

Not a lot of fun options...I don't do this kind of work anymore, but found myself there often for a lot of years, and did every method you mentioned.

Soygel is a great product, and I tell people about it all the time. I think this would be best in your situation. They sell it in 55 gallon drums, a lot cheaper if you use it often or need a lot of it.

I used a number of Solvent based Acrylics like everyone else out there. Some I thought were better than others, but I just didn't think they were good enough for exterior work. That also depends on were you live, for me we only have 2 seasons, Spring and Fall, although they sometimes get skipped. The other two season most of you aren't aware of is two shades of hell (Hot and Cold). It really works the sealer over.

I am a big fan of Arizona Polymers product, APF-250. I still use it often on interior floors, and still like it. Never had a problem. It is a two component Polyurethane.

After all of the disposal fees and hazmat gear wouldn't it be easier to remove and replace?

Thanks for the replies guys.

I saw no other option than the soy gel so gave him a price which he didn't like (Soy gel is 279 per 5 gal!!)

Got a price to soda blast at 18K!!!

Oh well, his baby.

He says he poured 7k himself for 20k. My number to remove and recoat was under what he paid to do it himself by a few...k.

Gave him a price to just coat it if he figured out a way to remove it himself...

I agree on the poly for inside. Never had an issue with it as well. Outside I am surprised at how short a time sealer lasts.

I am currently working on a 7 year old stamp/stain refurbish that has been a complete pain. Tryed the xylene, citrus based remover. The xylene would soften the sealer (estimated 4-5 coats over the years with heavy traffic in front of casino main entrance), but the pressure washer was so damn slow had to looke elsewhere. Best solution, 4800 Hotsy steam pressure washer, no remover and HOT! water. Still not fast but no clean up of chemicals or sucking up goo, people friendly too.

He hasn't responded so don't know yet. Like the hot water idea. Also heard that wet sandblasted is good. No toxic cleaning. He doesn't like soy cause it can kill the grass.

I have used the soygel, it was hit or miss.

Either it worked 100% and awesome, or it just sat there all goopy for a day.

Way better to work with than those nasty strippers with all the fumes in them though.

I agree with sitdwnandhngon. I had to remove sealer on a stamped pool deck 2 months ago (Not a job i poured) and it either worked great or slow. Either way its a nasty mess. I will sand blast next time before i use soygel again. Would rather have a dry mess than a sticky mess.

Use Tru-Strip from Walttools it is a biodegradable stripper that takes many different types of sealers off - it is not soy based. The sealer turns a chalky white and is not sticky after it is broken down, does not harm plant material. You will have to pressure wash with 2200 psi or greater machine after the Tru-Strip does its thing. Contact Walttools those guys will help you, they make trustrip and other products.
