Sleepers And Decking Over EPDM

Sleepers And Decking Over EPDM


60 Mil EPDM.

I'm going to put down sleepers and install decking on top.

I'm a little concerned about just laying wood sleepers over the EPDM.

Installer didn't have a ton of information for me.

Am I overthinking it to be worried about abrasion?

I'd considered strips of tar paper under the sleepers, (don't really like that idea).

Or wrapping the bottom with peel-and-stick. Concerned about holding water with that idea.

Any opinions?

I’d put down strips of rubber roof under the sleepers. You could glue the strips tongue sleepers or just make them a bit wider and rely on pressure to keep them in place. It’s a wash, as the deck keeps the sun off the roof which is good, but it also stores a lot of debris in under there. It’s best to be able to clean it out often.

if i recall correctly the roofer glued strips of epdm where the sleepers will lie.

Use the same guey bitchtape under each sleeper that Trex uses. The stuff heals around the fasteners.

This stuff is great. It's butyl tape. It's different than what you get at the big box stores, imo

Apply a tape strip onto the epdm under every sleeper.

Just make sure you don't have sharp edges against what ever you're using.

I did one, but it had roof penetrations. All the sleepers and posts were totally wrapped with the roofing membrane and glued.

I did one like that before , flat roof with EPDM.

We glued strips of EPDM to the bottoms of the sleepers made from Trex and used a tongue and groove PVC 2 1/4 porch decking. The sleepers were not fastened to the roof and floated.

The deck was trapped in place by the metal railing that penetrated the roof and skirting around the edge .

That was 10-11 years ago , haven’t heard anything back , so I can only guess how it held up . It was definitely much better than what was there .

The old deck we replaced was trex on treated 2x4 sleepers and it held up well. The torch down roof under it leaked due to poor flashing details around the perimeter and at the railing penetrations.

I helped on a “floating” deck once. It was 2x timbertech sleepers laid down, not fastened to the EPDM. Then face screwed more TT with special order 2” composite decking screws so they wouldn’t penetrate the membrane.

Each sleeper was perpendicular to the house and had a bracket connecting it to the wall.

We have done a few of these. First one we used mahogany sleepers and wrapped them with tape. Others were all treated 2x4 also with the tape. We also painted the 2x4,s black to make them less visible. Never attached the sleepers to the deck. Posts and rails keep it confined.

I won't be attaching the sleepers to the roof deck. There will be a ledger of sorts against the house, and a rim board/fascia on the outside.

The sleepers will be tapered, as I sloped the roof deck 1/4" per foot. I'll use PT.

It seems like the consensus is that the tape should go on the deck surface, not the sleepers?

Mike, is that Butyl tape compatible with EPDM, in your experience?

We always have used the seam tape glued down to the rubber with sleeper on top. Just did one that got a floating deck paver, we put a loose 2nd layer of rubber over the whole roof.

I used starter strip shingles and cut them to the appropriate width. granule side up obviously.

this also allowed me to shim up certain low spots (2-4 pieces thick).

I can't imagine that stuff not working well with epdm. It sticks to anything that's not oily. We put hundreds of nails through it when decking and it heals itself around the nail. Gets better with hot days.

If you're really concerned about leaking penetrations, you can always step up to 1/8" butyl...that stuff is amazing goo. I've put down a couple thousand feet of that on steel roofing where we had penetrations with fasteners to pirlons.

That's easy. We usually use roofing peak n stick. Not grace ice and water. Any roofing Supply should carry it. It's a lil thicker the the peal and stick that's used on metal roofing. Which could be used as well. The important thing it add a buffer between the edpm and lumber. Hell you can even use scraps of epdm. Tell the roofer to leave you some and spend any money.
What ever you use make an 1" +/- wider. And you can you torch down rubber but with out the torch. You can also use the commercial roofing pads if space is available. That keeps water moving.
The epdm tape work's good too. DBL up 6" PC'severy 12-16" and keep that drainage open.

No doubt you’ve already finished the deck, but in case other people read up the thread.... for roof decks we always try and steer people towards a pedestal system with a sleeper head attachment (see pic below) to secure your joist to. Recently did a 6,000 sq/ft Ipe roof deck (2x4 Ipe joists and 1x6 pregrooved Ipe) with this exact system without permeating the membrane even once. Pedestals are round and can be placed right on the membrane without any problem. If super concerned you can always put an additional piece of the membrane in between the pedestal and roof, but really not necessary. While pedestals are admittedly not as inexpensive as joist tape and laying the sleepers slap down on the roof... and while we’ve supplied/supply just about every brand available in the market... the eterno system is pretty cost effective without sacrificing quality.
