Roof Top Deck Issue


So, new homeowner inherited a roof top deck built over a low sloped roof . Some leaking has occurred in the room below the deck. I've been hired to repair the leak and shore up the deck a bit. Now the problem is the lag bolts that the previous builder put through the roof to hold the deck on. Some of them have completely rusted out and the others are in the process of. I've never done a deck over a roof like this. I'm thinking just making it a floating deck with sleepers glued down to the roof, but I'm worried about creating a water dam, as this has also been a problem in the existing deck. Mandi, I offer a consultant service for Folks that have a clue but are basic clueless. Ya know first time on a Project,the kind they know nothing about but have a few tools and are willing to try.

I can also offer consulting services, however mine come with vast knowledge of steel frame systems for residential decks (and I'm $1 less than JonMon)

Once you got past the 15 we figured it didn't really matter, we were hoping you would lose interest and go away before then.

Dammm Rob, that thing is a Mess. Can you see siting up there when the fire was going Smoke all over runing in to that wierd rail thing . Plastic seal roof or what ever. I bet the thing started leaking the day it was built.

It would be a money maker for sure.

Honestly I wouldn't even want to be involved, sometimes it's best to walk away. Or add $100,000 to the quote, then I might stick around.

You'd have to do a total gut job to know it's done right, anything else you're just offering bandaids.

Please post some pictures of your floating deck over the roof. I can't wait to see it!

I think a few rolls of protecto wrap, a couple tubes of Alex plus on sale at the depot and a couple toggle bolts through the roof decking should do the trick! :-)

That deck needs to be totally stripped off, the roof redone, the chimney repointed or maybe even rebulilt, and the deck rebuilt. I guess the chimney needs some height added to it to meet code.

Hard to believe that you the pro got hired to "fix this job" and ask us for our thoughts!!!
I see 2x8 24" o.c. with at least a 12' span decking with a 5/4 composite 24" o.c.
An existing "firepit" and your worried about rusting bolts.
Highly recommend a consulting firm from Oklahoma.

Well, I think the general consensus is that the deck must come off and a new roof put on. This is what I'm going to tell the homeowner. I am not a roofer so I'll have to leave it up to him as to how he wants to create new attachment points for the deck that can't be lost.

You can save a lot of this mess by making the deck area (not as is) the roof.
There are products out there that will cover a well made deck, allow people to walk on it and is weather proof to act like a roof covering.
You need a complete redesign to accomplish this though.

Scipo, I like that idea the best. I feel like trying to make the existing deck work is a mistake. The design is all wrong and isn't even to code. The deck is still going to have to come up but if an actual flat roof replaces all the mistakes then floating the old wood on top of what would be the new roof could be feasible, and keep the look of the old deck. I'd still need a roofer as I'm not comfortable handling a new roof. I think this is what you're suggesting.

What are you saying here. You're going to leave it up to the HO ? Or the roofer ?

I'm not trying to dump on you here, but obviously you don't have the experience to take this job on. Either get another GC involved or tell the Ho when they have drawings from an architect, you'll proceed.

You had better watch your liability issues in this one. When it goes south, the HO is going to sue you.

Just sayin'......
