Ballpark Cost For Garage Addition?


I know this is a pretty broad question, but hoping for some kind of ballpark figure.

Our house has a two car garage. Ultimately, Id love to convert it into an office/storage area for my business/work stuff.

So Id like to build a new garage that basically is added on to the existing one. The existing overhead garage door would be turned into a wall that would include a pass-through door from the new garage to the existing and also include a smaller shop style roll-out metal door. that would enable me to back my truck in and offload signs and materials directly into the existing garage area.

Basically the new garage would be the same orientation as the existing (see pic).

A few notes:

The existing garage door will be reused.

The gas line (to the left of the garage door) would be a concern. I assume that needs to be accessible by the city/utility company and relocated.

The driveway would need to be demod and a new pad poured.

The fence to the left is mine, that would need to be shortened, not a big deal.

The fence to the right is the neighbors, that would need to be shortened, not a big deal.

The new garage wouldnt have to be brick. Hardie board would be fine, but there would be brick demo/finishing work.

The electrical panel is on the right-hand wall in the garage, so running electrical would be straightforward.

Where the existing garage door is,there would be a pass-through door on the left and a roll-up metal door on the right.

The roof would just be a gable roof that comes off the existing roof. The ridge would run parallel with the driveway.

Any thoughts on price? I know its pretty vague, just looking for a vague answer though. 20k? 30?
