Minimum ceiling height for 7' garage door

Im estimating a project but hitting a wall with Homeowner. Homeowner wants to GC a split level garage project, and its clear this project is way over his head. We are inserting a new floor system in the existing 158 ceiling for a new loft. Architect plans dont account for garage door minimum ceiling height and head room in loft. I need to keep the new ceiling height as low as I can to clear existing drop steel beam in upper loft.
I see some doors can be set at 75 but is that to sheetrock or framing? Im losing an 1 for two layers of 5/8 rock.

I like them 8 1/2 ft. low headroom kit will give you few more inches if an opener is being used.

I do the same 13 for standard door openers but in this case I need a low clearance system

I need the lowest ceiling possable, 7'5" or lower would be ideal. Archy has bottom of W8x58 set at 6'8" which only gives me 6' 10 3/4" ceiling height, keep in mind steel is getting 2x10 cap and 2x8 flush joist. I could ask archy to change flush 2x8 16" OC to 2x6 12" OC but that will give crappy R value

Wouldn't a quick call to a garage door company be easier that asking for guesses?

The 7'5" is to lowest surface

Looks like a vinyl sider's dream

I agree with RRK.....call a garage door company and see what they can do. Usually the installers can tweak a few more inches from the specs as well.

Regarding the R-value comment......How cold does it get in NJ? We have a 60's ranch with a single tuck under garage which is insulated by the ground on two sides for almost the full height and nothing will freeze in it no matter how cold outside(-20+). I can't imagine the garage you have posted being much colder than 50-60 degrees on the coldest day with an insulated garage door.

It looks like the 'garage' part will be nearly unusable

Maybe a rollup-type door with a linear spring/operator

If I'm not mistaken, you need min 10" for standard springs and 12" if you using torsion springs.

Can be done with 5" space, top bracket is hinged. screwdrive opener. Just called a co. near me.

I've done 7'6" ceiling rough with a 7' door but used a jackshaft operator.

They also have a operator bracket that allows the operator to be mounted at the same height as the torsion springs if you want to use torsion.

I have installed a 10'x10' commercial door with torsion springs and commercial trolley operator in a 5-1/2" space. It works.

You will need to use a trolley, not a jack shaft, so the top panel gets pushed tight to the jamb. install the door with some pitch to the tracks helping the door to drift closed, and keep the spring a little underwound so the door is a bit heavy.

This is in a 5-1/2" headroom and the drum is 4" which is larger than you will get for a residential door.
