Re: Favorite Interior Caulk For Windows/doors

We've been using Xtrabond 9500 for exterior and 50 for interior. We've exterienced adhesive and cohesive failures off and on for a couple years with the 9500. The most important thing to know about this product is that it will yellow if used on the interior. Strange but with no UV contact the pigment doesn't remain stable. I'm switching back to OSI QUAD exterior and OSI H2U interior. I've been back to jobs recently that were 10 znd 12 years old and the QUAD still looks perfect like the day it was installed. My installers definately aren't happy about it. They're only concern is how difficult it is to work with, not how it remains in excellent condition over the years. My rep assures me that the newer VOC compliant formula will perform just as well. We'll see.

Re: Favorite Interior Caulk For Windows/doors

If the trim will be painted, I always caulk the casing to the extension and the extension to the frame simply because I think it looks better. I like the very subtle eased inside edge it gives. I prefer DAP tubes rather than a cartridge. I get better control from the tube. It's the red and white tube available at most hardware and box stores.

Lol... I keep Denatured Alcohol in a ketchup squirt bottle and squirt a little on a rag, wet the finger with it to tool it, and use it for cleanup. It keeps it from sticking to your finger, so you can smooth that perfect bead.

I hate working with it.

Interior Alex Plus.

I really like how the clear spreads.... but white does well too. Wet rag cleans it up very nicely.

OSI actually makes a quad alternative for interior use called H2U. Its pretty nice, very little odor, guns nice and smooth (much better than Alex plus) and its not very expensive.

The silicone in Latex + silicone is a marketing tool. The truth is silicone is added as a anti foaming agent for manufacturing and there is only trace amounts in the sealant. it does nothing for the caulk.

for latex the only 2 good products on the market are Pecora's ac20 and tremcos 834...

Any latex that guarantees there product for over 5 years is not worth the fillers they put in there sealant.

DAP Alex Plus 35 year bright white. i have tried sidewinder and hated how it's harder to smooth out evenly and just gets gummy all over the place.
I love the alex siliconized latex caulk for interior and even some exterior. cleans up nice and spreads smooth.

that's funny. I have gone back to jobs where the painter used alex plus interior and it's still perfect. i have even used it in my house for crown seams between wall and ceiling. still looks great after almost 7 years.

not all DAP is the same. maybe they used the wrong caulk.

we had a call back about alex plus getting ugly after about a year....they never painted

we just make it a point to tell customers it'll need to be touch-up painted within the first month or so, no probs since

Re: Favorite Interior Caulk For Windows/doors

I'll give another vote for DAP Alex Plus 35 yr. Has a good consistency, dries fast, and it wont gum up your fingers near as bad as most others. Plus its cheap!

As for exterior, we use #900 Solar Seal. Not cheap, but worth every penny. Quad is good...but we've noticed it shrinks quite a bit upon drying, creating holes and pockets everywhere - especially on cold days. Better for small projects, plus its available at any Home Depot.

Dap Alex Plus for long runs on casing, base, crown. Either of the adhesive caulks HD sells (I think HD just started carrying Loctite brand?) for anything else inside - counters, tubs, sinks - or where I/we think there will be water/motion.

I like Painters Preferred. It's paintable in less than an hour.

I have been using Quad for exterior and the HU2 OSI for interior lately. Both seems to work well, and price is ok .

Is ok to use the silicone/latex on the exterior or better to use 100% silicone?
