Thereís no smell. The adjacent room that we are gutting, the joist overlap between the 2 rooms. For some reason they set the joists 2Ē lower between the 2 rooms. That seems to be their method for leveling the floors out. This place is really confusing. We canít figure out what is original and what isnít. Some things just donít make sense. The place has had some hacks go through it. And a long time ago too. Plus side, Iím going to score a 5x12x14í heart pine beam.

You get that when heavy decking like car decking is used for loads in one area, and more normal decking is used in another. Could have been built that way originally, but most likely one side or the other was an addition or remodel.

I'd expect the 2x was original barn decking, it will hold a horse. The areas for storing a carriage or light wagon could be decked more normally.

Too bad they notched the 2x12 joists out 2Ē to sit on an inadequate beam.

Dropped rough floor for thick mortar bed tile/Terrazzo?

Looks like the termites are gaining on the Home owner.....

Damp enough, and thick enough =spontaneous combustion = many dead termites.....

California needs to GMO some dry climate termites to eat all that dead plant matter the state won't let land owners burn to protect their homes.

I knew a guy years ago who did that and laid fluorescent tubes in the gutter for indirect lighting. Actually looked pretty decent.

the metal bracket is working .i see no drop .
Sitting here and not there . that post could move over .windows are to small to be much of a view .that space between post and house on the right seems wrong . it just seems awkward to me.needs to be bigger or smaller .smaller would mean the left would need the same detail .
the workmanship of the roof looks good from what i can see .So if metal bracket disturbs the owner moving the post seems like a good idea .

Staying in a 1.4 million dollar townhouse in San Diego. Friend of a friend. They had a flood and took everything down to the studs. Worst Iíve ever seen.

Every wall, every ceiling horrible. I commented to my friend and he said ď oh, never noticed itĒ lol.
