Hmmmmm.... well... they let a carpenter take care of the repair to the hacked joist. I was going to sister it (scab it - whichever ya call it).. this is what he did though... *shrugs*


Crudely drawn red arrows point to the new wood that is sitting on the top plate on the back side.

best option i suspect based on only the pictures is to cut waterlines .jack level or straight and sister another beam .which is a serious under taking relative to a job that client is not wanting to put cash up for .As for what was done i might of added more blocking ,each joist bay on both sides of load blocks.Also a few more blocks to spred weight out . That is if that wall below can take the load and whats above is not some pinpoint load like a post with a second floor load then i would think it could work .

Yeah, looks like that's probably a basement? I would have added a bunch of full depth blocking maybe. I've seen plenty worse...

Nah.. that's the wall that separates the Living Room from a Bathroom. This is the first floor, directly above it is the main wall that cuts the upstairs area in half to make two rooms out of it. Kinda an unorthodox floor plan.
