Not here with utilities. At all.

Only electric bills I have are my shop and house. If a tenant don't pay that's the electric companies problem.

Electric and water is tenants name. The ****s I give are 0. Jus like if they don't pay their car payment.

All I'm doing is renting a structure.

Panels bad? My problem

Gas leak? My problem

Bad receptacle? My problem


Electric isnt paid and they lose power? Don't give a ****

It's the same here, but if it's in the owner's name they will come after the owner. There are some instances where utilities or partial utilities are included.

Typed out a longer response but it didn't post...short version...it is complete bullchit to think a landlord is responsible for a tenants utilities unless it is in the lease that way. I did not use the water or electric so I should not be responsible for paying for it. This is further proof that personal responsibility is a thing of the past.

My city is trying to help the landlords with requiring a higher deposit of renters. Eviction takes 30-45 days so 2 months utilities is pretty common to be owed. Higher deposit helps cover that and possibly deter undesirable people from choosing to rent here due to higher costs...win win in my book.

yea, here is where having rentals in cold country sucks....

tenants don't pay elec/gas it eventually gets shut off....

due to calif liberal policies it could literally be months before i can get in to the place...

so when pipes freeze & break it immediately becomes my problem...

and do not even think of wasting your time in small claims court...

My city's utilities are owned/ran by the city but it is not a co-op. They have to collect on past due utilities according to the state law...they can't write them off...so they have to go after the property/owner because that is the only way they can. This is how it was explained to me.

My city wants to try and ease that potential liability from a responsible landlord. By responsible I mean one who is aware of the condition of their property and who doesn't let the tenant sweet talk them out of following procedures to collect or evict in a timely manner.

Yep...and if they are "sick" or have kids they won't ever shut them off. A landlord is not and should not be forced to be a charity giver... there are plenty of other public and private services for that.

If the utilities are municipal/city owned, you don't pay it, the person responsible does, and they have ways to ensure that... they usually can't open or transfer an account to their next place of residence without it being settled (one of the ways they ensure payment, and also have deposits required for problem payers)... they go to collections like every other utility (i.e. - phone, internet, etc.) whether it's publicly or privately owned...

Landlord provides the building/land and usually makes no rents/profits off the utilities/services... that'd be like saying, if the tenant had a landline or internet service, the landlord would be responsible for those as well...

Some landlords choose to incorporate it into their lease for ease of operation, and there's usually a markup for that, but if that's not the case, the one using the service is generally responsible for it...

Until your property's pipes burst from freezing.

Don't forget you can sue for damages, but that will be like squeezing more water out of a rock.

Prescreening is the real work of renting, IMO.
