I'm not sure how all that works ..But I have seen! And heard of horror stories about subs waiting for their money till the G/C gets the final draw.
You know the ones ! Where the subs finance the job. I try my best to stay clear of those fellows!

I'll say this tho...I wouldn't want or even wish to want the headaches that come with being a General Contractor .. I have a hard enough time running this little penny annie biz my Wife and I try to keep afloat. I couldn't run a group of subs on a large turn key.. My brain would just blow up!! I don't know how some of you do It !

[was that some good ass kissing or what?? ] Now go to COTM and vote for me!!!

Could depend on financial institution or its the gc's saying so and abusing the subs. But whenever I'm waiting it's claimed to be because the next draw isn't till board is hung. Just guess how long that could be on some homes...... wish I made interest like the credit cards, I'll wait.

I can have a home hung in 1 day . 100 sheets - 500 sheets! Scrap out and swept. Not my go to crew !!! But if you want a mansion hung in 1 day they can do It!

Didn't mean the drywall stage, sorry. It's more along the line of the rough ins, decorative floors in basements, home automation, and the whole speed where customers are unsure what they want so it takes 4-5 month's to get through all the trades. Once they start insulating it flies till the tiling and interior finish stage. All the more reason to build specs imo.

Re: Things I Hate

That's why i thought they typically gave a draw after framing and dry in, a heck of a jump from foundation and back fill to framing and roof and windows and mechanical rough in and insulation and drywall, that phase would be near half the cost of some homes

When a guy tells me it took 6 hours to do a 3 hour job and keeps on about how tired he is from working so hard. Wanted to bitch slap him.

The "things I hate thread" beats the "things I love" thread by a ratio of 5 to 1. Lots of hating going on.

I hate cats.

More specifically, I hate cats that get pregnant and decide to give birth while curled up with my 9 year old son in his bed at midnight.

stupid thing started screaming giving birth...it took the boy a few minutes to stop screaming himself.

Re: Things I Hate

I hate when you have to turn the bolt around in an old mortise lock and when you open it springs and levers fly across the room.

then you spend 30 mins figuring out what order the levers go back in, once you put it back together and the key works again you realize you forgot to swap the bolt around.

or is this just me?

Re: Things I Hate

I hate working in hot, humid houses with no A/C: sweating so bad you can hardly see, clothes so wet it's like you when swimming fully dressed. Sucks

But, still beats wearing a suit, sitting behind a desk in a nice, cool office in my opinion.

That's just typical. If you are happy with something you don't usually make waves about it. But if something upsets you, the whole world needs to know.
