Example: I have a friend who’s worth at least 2 million. He got a quote for a new furnace replacement, the labor charge was $1K. He thought it was too much so he diy’d It in the middle of winter.

Yeah - not in Texas unless it's a trades guy. My buddies dad is retired construction - 2 lake homes, two ranches, house in Ruidoso - does everything himself
.... he's cheap as **** and has the skills lol. Very well off though. That real estate alone is over 4 mil

I know a lot of people who built their own houses and Im talking non-builders. Everyone here thinks the can Diy everything. Banks will no longer give out construction loans to owner/builder so they have to be self financed. If self financing is out, there are builders who will pull a permit and get your bank loan approved for 2%-3% of construction. Ive actually considered this; you basically go around and get on all the banks lists of approved builders. The banks will give out the list to customers who want to owner-build. Banks dont care, they just want to write the loan.

I’m probably painting a bleaker picture than reality, there aren’t a lot of builders around here so the few there are stay busy. At least in the spring, summer, fall. There’s a bunch of low end home builders but their quality is complete shlt. They snatch up all the land and put garbage houses on it, driving up the cost of land.
