I don' know, I know truck asses who work about 3 days a week and build 6 houses a year subbing everything out.

I wouldn't ever do business their way, but they aren't using cheap subs

Sorry but if a firefighter works 40 hours a week and if he chooses to do construction on the side that is his business... no different than me I work 60 hours a week total to support my family.

Every contractor i know that does this full-time gets their health insurance through their spouses unless they are union contractor. I Honestly donít know a single guy that provides his own health insurance...

For example the tuckpointer that works on and off with me when his business is slow gets health insurance through his wife that is a nurse practitioner.....

Are we saying this is not fair?

He has to find build sites, put the jobs together, get financing, pay financing charges and still make a profit. It canít be done here unless you only want to make $5K/house. Maybe land is dirt cheap there.

Iím not risking $300K to make $5-$10K. Might as well be in the stock market. I guess as they all say real estate is local. There are guys here who do it too but you can bet your ass as soon as the market winds shift Iíll be picking up their Chevy HD from the repo lot.

I pay my family's health insurance too, and it ain't cheap. A ridiculously high deductible comes with it.

Spec's make zero sense to me money wise. I get 18% + in-house labor (framing, trim, cabinets and painting), supervision, design, dumpster fees all day

Just trying to learn, heís doing something I canít do. Maybe itís location, experience, legacy, family wealth. Pretty impressive, if theyíre customs heís gotta be making between $500K-$1M a year. Firefighting in NY must be really fun.

You can make a lot on a spec. or lose a lot more. If you have the custom build customers it’s definitely the way to go. Specs. are more fun though. I’d never do one financed but a lot of guys do. I assumed NY’s buddy was doing specs. But they must be customs.


I do know a few builders like that but they inherited the business from papa.

Location. 20 min from Manhattan will do wonders. Doubt he makes that kind of coin. Donít think heís doing it for 5k either. Great group of guys sub for him plus he has a few full time guys. Heís fully legit too. Nothing custom about these houses either.

Michigan is a heavy DIY state. Unless itís roofing or drywall (or gutters) most people do their own home improvements. Even the wealthy, not that thereís many wealthy people on the west side. So I really need to have a spec. going all the time to keep me busy.

What about new construction? I like a mix. My Mark up on a big remodel is more than double a custom, so a mix works well

We got a lot of rich folks..... They will.use bubba and illegals ect... maybe but plenty want a bad ads builder. They aint going to do diy thank god lol
