I've been wanting to explain the incident but it needs to be explained in it's entirety to make sense, and ( I don't know why) I wanted to give this mystery man until our "appointment" on Saturday to see if he was legit. So Saturday has passed and it's just my laziness stopping me from typing out the story. In other news. The flip is moving right along. Nothing is going back together yet so not much to update with. Begin all of the electrical work this week. Which'll be fun!

With that logic I should post no more pictures haha. We've most all seen the inside of a house ;-)

Jk

The inside still all looks the same. Gutted to studs.

Rewired the entire house, rerouted some ductwork. Mended some plumbing. When I get some drywall up I'll start taking some more photos.

Why'd you have to gut all the drywall???? Reconfiguring/beat to ch1t/ water damage/ insulation issues?

You hanging/finishing?

Over laying in bedrooms. Great room and living room had panelling/drywall combo.

Pretty beat up, and when we decided to completely rewire it was just easier that way.

Permitting took a little while, but we should rockin now! No pun intended.

Re: Embarking On Our First Flip

In 1994, my dad called one day and asked if I would be interested in "buying an old house" and fixing it up. It was an old army buddy's mother's house in Oak Cliff (Dallas). His army buddy lived in New England somewhere and really didn't want to mess with it. It was built in 1925 and was pretty much original (read as nobody had screwed it up with tacky DIY remodels). 1280 sq. ft., one car detached garage. All he wanted for it was what it was be taxed at. I bought it for $32,600 with cash from selling my house after a divorce. Tore down the one car garage and built a two car garage with an apartment over it and then moved into the garage apartment. Worked on the house nights and weekends for almost two years doing everything myself except HVAC and building/hanging cabinets. I sold it right after I'd lived in it for the required 2 years (in 1997) for $184,000. Hour-wise, I figure I had about 1500 hours and $52,000 in it. Even though it was good money and great experience, I don't want to do it again.

Re: Embarking On Our First Flip

What a day! Were taking a little break now and plan to work a few more hours just because were pumped. Through 80 sheets of rock and 5.5/7 of the rooms in one day.

I'm sure that's not a lot to you dw'ers but that's a lot for us we want to get it all up today.

Re: Embarking On Our First Flip

That's a really good rate for remodels in my experience. If it was me and my helper, we'd have done about 20. My drywall crews rarely do 40 sheets per man per day on remodels.
