Cancellation Fee's


Just curious how most of you handle cancellation fee's?

I don't consider a job as on the schedule until I have a check. Once I have a check they never cancel. Until they get the check book, any claim of moving forward is just talk.

3500 cancel fee if they follow the rules of my contract. I keep the 3500 + any special orders materials. No tolerance for wanting to cancel. None.

Deposit to get on schedule, then 3 day right to cancel. After that if they cancel I retain 10% or "an amount commensurate to my expenses".

Never had a cancelation.

almost forgot it has to be in writing sent certified mail.
we get a few here and there because we get back logged with add/on change orders subs labor shortages the usual stuff that plagues our industry especially in house labor this year has been a doozie. we explain it's with in your write but be advised there is penalty that usually gets there emotions back in check and also remind them that it takes about 2/months to get a permit, own the permit and should you cancel your permit will be cancelled as well and you'll start all over with some kitchen guy trying to build your deck.
