Build To Rent


As I had forecast earlier (many others have also), the big builders are turning to build-to-rent projects. Hang on folks, it's gonna get interesting.

Looks like any single family development, difference is who owns the dwelling and land - more like a mobile home community than say, a site condo project.

It's the result of a scarcity of build-ready land, credit ready buyers, and shifting job markets.

The index posts year-over-year increase, but more moderate growth forecast over the next two years.
Big-ticket residential remodeling activity nationwide in the first quarter of 2019 rose 4.1% year over year (YOY), Metrostudy announced in its release of the latest Residential Remodeling Index (RRI). The index reached a new high of 117.5 in the first quarter, a 0.7% increase from the fourth quarter of 2018.

The RRI value means economic conditions known to influence remodeling activity are 17.5% better than the old peak in early 2007, just before the Great Recession. The positive growth in the RRI marks the 28th consecutive quarter of YOY growth for the index.

That doesn't sound good.

Not a big builder, but yes I will be building 4 duplexes on a property we have a rent house on. We put in the electric for 3, changed transformer, and did first 2 septics recently. Put off breaking ground on the first duplex until december because we start building the headquarter office building for our company in July and don't have the time/personnel for both.

Plan on doing another 5 right down the road in a few years when these first are built out

It's cheaper to build than buy and remodel here

Remembered this thread today while I was dicking on here all day, I was also looking at Lots for a customer, taking delivery of some hay and messing around in the office, and I went to put a bid in on a piece of s*** house that hadn't even gone on MLS yet, I wanted to buy it to remodel it and rent it, I have about as much business putting more Capital out there right now then I do smoking meth, but it was too good a deal. By the time I showed up and put an offer in somebody had already offered $40,000 more than it was being asked. .....

Definitely going to be building rentals it looks like from now on. LOL. By the time you pay the taxes on it even charging 1400 a month it wouldn't have cash flowed
