Do You Think This Will Leak????


This is a brand new steel roof a so called roofing contractor installed.

If it wasn't for hacks I'd be out of work!



The brown reglet cut counter flashing is the original for the shingles. The black is the new if you couldn't tell

Ribbed tin roofs are junk anyways

See this a lot and worse. Thats is the problem when shingle roofers try and be metal roofers.

If you get 7 years out of the screw gaskets you're doing good here. Standing seams good chit, pain to install. Don't see it on houses to often.

I don't know maybe it is the type of weather we have . Have put a lot on with no call backs of leaks , 15-20 years so far and have seen other building lots older still ok. I agree standing seam is good just hard to get people to spend the extra for it, but there is getting to be more and more around all the time.

I agree with Randy, a properly installed metal roof will outlast a shingle roof. It goes back to being installed the right way, most people over tighten the screws which makes the washers fail prematurely.

It won't leak today .how is the flashing attached to the wall ? If it just silicone when it heats and cool it is going to buckle away from wall .

The flashings just pushed next to the original flashing ( which is taller). A thin bead of caulk on the top , but looks like they ran out midway through the process. The flashing on the brick is just pushed against it also,. Cheap walmart silicone used. I garantee it leaks today, the only thing saving the roof is the old existing roof. This is a seasoned local roofer , "been doing it this way for 20 years" he says, "never had a problem, ".

How can you argue with an old experienced idiot?

Thats how i like to do the flashing when its on a brick building, cut the new flashing into the brick at an angle. Some people just don't care enough to do it.
