New Build Design - Maybe In Over My Head


We are hoping to build an affordable house that we will live in or sell for profit in a small town. We will be relocating and seeing if we like small town living (this is the first time I'm building a house for ourselves/to sell - I'm typically a renovator/sub - and I'm definitely not a designer)
Are there any good layouts for a kitchen/livingroom with an open design that is 16x18? Hoping for an island, perhaps with the sink and dishwasher in it to try to keep plumbing close together.
It's kind of funny because the shop might be bigger than the house
Any other issues with this first rendition would be appreciated as well!

Where's the new design? Hoping it was less mudroom/utility storage and more of a focus in the three things that sell a house.... Kitchen, Master and Living room...

There some good info on this in old threads..........


You live in the VOLUME(space) between the expensive walls floors and ceiling/roofs.

Add value with large rooms = lower ratio of costs to space.

Unfinished basements can be cheap work areas and mechanical rooms, but subtract the 17-8' x 4' footprint from all floors usable space.

Frame stairs to even unheated attics dry storage areas.

Work the tax and building codes, like mansard roofs did for cheaper to own and buy home units, such as avoiding corner lots with double street & sidewalk assessments.

Gravity drained sump pits to strum sewer or daylight...

Keep in mind the idea of buying a distressed property is you get for example a $100 per sq ft house at $45 - $65 sq ft. You then force appreciation by fixing it up.

Further, you want to build a house you want....then sell for a profit. These two ideas oppose each other generally. You'll have to choose one or the other.

A poor floor plan with granite counter tops and in vogue appliances, sadly will out sell a well laid out home with Formica counter tops and white face entry level appliances.....

Your own home: build a good skeleton, then add the lipstick and perfumes as the $ is earned, not borrowed.....

Building in low population areas realy cuts your potential # of customers to single digits every month or less.....

homes built that DON'T conform to national codes have their buyers unable to find mortgages for the non-conforming house...

Federal interference in home mortgagees combined with insane Energy regs has just about stopped any large tech improvements in the USA and Canadain Home building industries. IMHO

I've always looked at designs to see what doors and walls can be deleted. First one I've had to add a door.

A while back I was checking to take over a hacked-up addition, they had a bathroom with plumbing roughed-in but the door to the bathroom is missing. That was the first one for me

FHB magazine ran an article awhile back on the ten floor plan mistakes to avoid. Great article,only problem,you have to subscribe to archives to access.

I know you said it's a redraw, but I'll throw a couple things out there.

You have a lot of space gobbled up with the utility room and mudroom.

You could combine them and reduce total size.

You have 2 guest bedrooms at 9'6" outside to outside dimension.

After you frame the walls, those rooms are going to feel like hallways.

Thank God not only were you a door short but way to many doors in the living area a hallway for the second and third bed room, then you get a wall to hang a tv ?, it just gets better from there.
Cut the storage room down put a door in from the mud room, you seem to be a exit door short and a closet for the master ?
