Superintendent Salary In Los Angels,south Bay


Hello all, am new on this site, exited about the new venture of a business owner, so i need an advice, i have been for 9 months working for a GC as an acting site superintendent (custom homes) 2 diferent projects about 4 houses apart,its my 2nd time having that role, i am a self taugh carpenter
metal( journey level ) wood (60%), they start me with 68k/yr , i took it because am learning tons on both ends field and administrative .
but for my research those positions range from 60k to 120's K, depending with a lot of factors... forgot to mention i started my construction carrer 1999 so i am seasoned on the field , so now beeing licensed and having my s corp, i needed to re negotiate my salary, at least near $50 an hr , any thoughts? any advice? of what could be a reasonable number?

sounds like you are getting paid pretty well for a residential super.

exotic/super custom likely more....

mcmansions...you are there...

doing a bang up job, maybe some perks/bennies...

are you a sub or employee?

commercial guy worth more....

i was an employee, just changed to 1099 since i got my business up and running...i though that customs homes superintendents are at 6 figueres?

maybe REAL customs/exotics....if you are exceptional & REALLY talented..

not mcmansions....

sounds like you are talking about good commercial supers....

Not sure how things work in Cali, but 68k as a 1099 works out to less than 50k. Not to mention you also have all of the expenses of running a business now. Insurance, licensing, additional taxes, etc.

They are whatever you can get someone to pay you.

well thanks for replying, this homes am building are going to be sold above 5 million each , i think they pretty exotic as you mention

2 jobs, about 4 houses apart , i deal with pm,inspectors,subs,employees from subs,deliveries,take off. etc..

two $5m jobs is a lot of responsibility.

you will have to show your value & why you would be worth 6 figures.

what will/can you provide that perhaps is lacking now?

Have you asked for more money companies usually don't just hand it out you usually have to ask and be prepared to explain why you want more.

try this for starters:

salary $68,000

company burden @25%= $85,000

self employed P&O 15%= $97,750........$47/hr @ 2080 hrs/year

massage those numbers and you are knocking on your 6 figures and as a start up looking pretty competitive.

best thing you can do is constantly send out resumé or look for other options. It shouldn't be hard to get a decent offer given how crappy some of the candidates out there can be.

If you get a better offer and its one you seriously would entertain- you've got the upper hand. Renegotiate with current "employer" or leave...

How many yrs experience do you have?

Keep in mind, the grass is always greener on the other side. Could I have gone to commercial and made that 120k as a super, holding a GC license? Maybe, but I enjoyed the culture where I worked. Its not always about the money...unless your spending every penny.

At the end of the day, you can always take the chance to ask for more money but if you don't have another offer somewhere else, its probably not gonna get you far by just asking....my two cents

Having options is the most important thing you can do to brighten your future and line your pockets.
