It was my first time up in Alpine. I figured since I have been sending advertisements up there for almost a year that I should acctually visit the town. I was impressed. After seeing the landscaping there I am pretty sure I can sign some jobs there if I can get a damn lead!

You do realize that those people typically don't respond to direct mail, don't you? Alpine does not have USPS service in most spots. In fact, the homes do not have street numbers on them for privacy purposes.

You may be right about that Greg....Alpine [$59 mil], The Closters are all big money, check out towns like Short Hills, Essex Fells, Gladstone/Peapack, Far Hills[ $11.5 mil]
These are only the ones that are "for sale"....who knows what the ones that aren't on the market would go for?

If you can, do a search for homes using Realtor ...some of the numbers are phenominal

All it takes is one person to call me. 3 mailings so far to the town and nothing to show for it. One person did mail me a flyer trying to sell me a statue for 10k.


I have had luck in other high end towns from my direct mail. If a ceo in one town reads my peices sooner or later one in alpine will.

I also advertise in the magazine 201 that just goes to bergen county. I figure the more times those people see my name the better.

Don't forget - some (not all) of them are hands on in dealing with the GC, Designer, or Archi. Maybe another in via networking

Greg I live in Sussex county.


It does seem that the larger customer homes have all the landscaping/pool wrapped up with the construction of the home through the GC. It does seem like a very very tough market to get into. \Any tip on it?

In your first picture, I believe there is a sign with the GC/Builders info. Call them to get their address, and send them a brochure, every few months.

Unfortunately it's not easy Rusk, wealthy people usually stay within a small network of other wealthy people.

My favorite part of Alpine can be clearly seen from Manhattan! This is the sight of the FIRST FM Transmission in the World. Extraordinary Tower. There also is a Great Park on the Palisades (not Palisades Park) right near this sight. If you ever travel there, please check it out!

Alpine is up there and may well be #1. I couldn't find the Forbes list for 2007 or 2008, but 2006 is Sagaponack which is usually a perennial #1. Those guys have mu-mu-mu-munny.
