I Thought DT was lowering the water level on the D of Cee Wetlands? shortage of housing in Washington DC is a BAD sign.....for our freedom in flyover land.....

Maybe a Prison style sink/ toilet...

Switch to a heat pump/ electric water heater, maybe some rebates $ left? N.G. heat and hot water is far cheaper then any alternates....

I'd install the toilet and hand sink as adding resale value above costs and I personally don't like "friends" in my restroom,(need to install the locking vanity and cabinets to stop the snoops.)
