Interior Condensation Causes And Solutions


So this is my sister's house near Memphis, TN

There is a condensation issue on the hallway wall (highlighted below, yellow line is roughly the hallway area)
Only in that portion of the house.

Area is near a room addition, and a bathroom where the paint is peeling and blistering.

I'm assuming the addition section of roof was framed over the old roof.

Bathroom has no fan and window can't open. However that bathroom is not used much.

I am doing the roof Thanksgiving week and will do as much ventilation upgrade as possible. Currently there is gable vents and plywood soffit

Mom says the condensation is dirty. This has to be a ventilation issue right?

Can’t tell in pic how the brick to roof is flashed. Could be a siding to brick issue maybe both. Check weepholes & slab exposure & drainage.

The tar is holding out the water. Condensation is at the other side of the house. This is not a rook leak

A quick, easy, and cheap first step is to get a non-contact thermometer and read temps on ceilings and walls. Something like a leaking AC supply boot in the attic can make a cold area. Combine that with a high humidity area, and you get condensation.

The original house had ventilation blocked off in that area when the addition was put on. That wouldn't help anything.

I agree with you, it's all a guessing game till I get there.

I know it isn't a roof leak as the water is on the wall rain or no rain

Can't tell. This is all surface temp and humidity. If your sister gets a non contact thermometer, she can map out surface temps across ceilings and walls, random for cold spots. Pretty easy, pretty fast, and no real skill involved.

I've bought non-contact thermometers for as little as $15. Just do all the readings quickly and remember it won't be the most accurate, but for finding cold spots a cheap one works fine.
