Sounds to me from those boys there is a still a bunch of hacks low balling and doing **** work, so it would just be a tax to me.

I can build whatever the **** I want and charge what ever I want, in any manner I want. Cost Plus, time and materials, fixed cost, cost plus a fixed fee, management fee whatever. I can do any trades I want or sub them all out, minus MEPs.

Those guys here with licenses from other states ain't building a better house than me, in energy efficiency, structure or aesthetics

Love Texas..... will still love Texas after the hippies and yuppies show up from y'alls state and **** it up lol. Just wont love them..
Yea.....

But.....

I can do all my own MEPs if I want.

I'm still waiting for Idaho to annex Northern California and Southern Oregon. Then I won't have to deal with this $#%T and all the Libs in FairyLand can fend for themselves.

Probably because I grew up where you aren't qualified to be a journey level sparky or plumber without 4-7 years apprenticeship, I have zero desire to do MEPS.

I did help wore my house, ran the wire ect.. and my brother and I did all the plumbing. Inspector complimented the plumbing

For the most part I think it's important to have the apprenticeship, at least with new construction

I suck at plumbing, honestly.

I'd love to get better at it.

I'm decent at electrical, but's that's only because I began in the IBEW (Electrical Union).

HVAC.... Never touch it. 100% subbed out.

I’ve wired, plumbed and HVAC’d a few houses by myself. I can actually rough plumb (with copper supplies) a house by myself faster and cleaner than my current plumbing contractor and his helper (using pex supplies). Same with HVAC. Electrician is quicker than me but his speed shows in his quality too. Here you can do your own but you can’t do it for someone else or for a spec.. I used to try to build a new house for myself every two or three years, haven’t done it in a while but think I’m going to do another one as soon as I can find a reasonably priced lot. I’m a little rusty on the MEPs so it’ll be interesting to see how quick I can do it.
