So it's never to early to start planning so I want to hear thoughts, ideas, recommendations, etc about our (hopefully) new place and planned upstairs master suite addition.

I am strongly leaning floor trusses at the moment to make mechanical work faster so I can dry the place in as quickly as possible.

Blown in fiberglass walls and vaulted ceilings.

Malarkey Legacy shingles
Oxford grey or storm grey

Keeping the white siding, adding black corner posts, black freiz boards, black facia, and white drip edge.

Where I will need to carry load down in the crawlspace, would footings on grade be ok or should I dig holes for the footings?

Should I screw the ceilings to the new floor trusses or will attaching the remaining chords of the roof trusses to the new trusses be sufficent?

Anyway, that is enough to start with I guess I am meeting with a customer of mine who is an architect and owes me a drawing sometime this week. (Needed to shave a few bucks off a project for him so we made a trade off for $750 to get it into budget, right now I am quite pleased with myself for being so creative...lol)

For those who missed it....current floorplan.

Just a question, how much do you use a tub? I find a lot of people never use them and opt for a larger shower instead. Also, since you have access to your closet from outside your sleeping area, it doesn't make sense to have a redundant entrance from the bathroom. It kills a whole wall of usable hanging/shelving/drawers/etc in the closet and forces you to a neo angle shower instead of a larger, more comfortable unit.

Ok we are adding 2' the bathroom, eliminating the hallway closet door,
Using a rectangular shower in the area by the desk I added (archy for some reason eliminated it when I added it earlier) possibly eliminating the tub and adding a washer and dryer in its place. Not sure on that one yet

I'd get rid of the tub and make a bigger vanity with a tower in the center. A his and her's is crucial for my family. I like them best when they're not even connected, but a tower is a good separation, our's right now looks like "homeless guy found a toothbrush" and "I know who keeps all the lotion companies in business."

She really needs to clean up her act:laughing:

In the walk-in closet you need a bench to sit on to put your socks and shoes on, and a full height mirror on the inside of the barn door which hangs on the inside of the wall.

Nice plans.

One trick we used to do to save time and money is crane the existing roof off, set it on the ground, build the 2nd story, then crane the old roof on top of the new 2nd story. You can even reroof it while it's on the ground. Food for thought.
