See above comments on shoddily built housing developments. There's just nothing in Middletown for me.

Whether or not city living is your thing, you can't argue that Jersey City is comprised of what are objectively good looking structures. I mean, there's a couple duds that slipped in in the 70s and 80s before a lot of the neighborhoods got landmark status, but our batting average is through the roof on nice looking places.
I can't say enough good about my neighborhood. I really can't see wanting to live anywhere else except for space issues.

Where did you get a space?

I used to have a nice spot over on Monroe St. in Hoboken.

I don't know what they call it now....Monroe St. Studios....bunch of crazy craftsman/artist MF's there back in the dizzay. I'm trying to guess where, and that sounds like it might be your new spot. 5 minutes....but crossing the Holland approach (PITA)?

I used to hate having to throw away all the cool chit I couldn't find a home for. Too many appliances to count....amazing lighting.....full sets of cabs......it broke my heart.

Congrats man.
I spent many years working out of insane spaces.....basement of my friend's parents embroidery factory, my loft (sawdust in the Cheerios)...etc.

Yo, you had a spot on Monroe?

I used to go to a spot on Monroe that was a converted factory that had a million artists' studios that they would sometimes open up and you could walk around and meet the people that worked out of it. This was back in the late 90s/early 00's and folk I talked to there said it was the last of the space and that everyone was getting their rent raised and pushed out. A lot went to JC, others went....?

Yup.....it was a great spot. I had a big space on the first floor right near the dock (like 15' away)...cherry!

We would all be grinding it to the late hours....
Me with the opera and the whateva....others with all manner of cool chit...
then we would all congregate in one of the studios (preferably equipped with a dorm fridge) and get sauced till the wee hours......
immediately followed by a nice Irish breakfast over on First St.

Nice spot you got. I figured Monroe was all yoga and chit now. Progress baby!

The yoga is like a religion. There's different sects all over town. It's crazy.

I live above a yoga studio. I live across the street from a yoga studio. I live around the corner from a yoga studio. I now rent a work space sandwiched BETWEEN A YOGA STUDIO AND A CROSSFIT GYM.

I'd be divorced in a week if I opened a yoga pants store. It's bad enough keeping my eyeballs in my skull just walking around town.

I'm glad you got the space. I'm all for maximizing your resources but the same time you also have to have a life outside of being a tradesman.

When I had an apartment, I lived in my bedroom and the kitchen. Everything else was my shop where I ate and watched TV at my desk. That was a good way to make money but not a good way to live.

since virtually all of our work takes place at the customers house, all we really need is storage.

I rent multiple units that are 10x18 or 12x18 for about $80 each

running out of places to stack slate and tile----- need to add another one.

Regarding the OP, I'd buy a house FIRST, than maybe buy/rent B-space...Buy a hovel & a gun with low taxes, fix the interior up live in it, later the exterior, sell and repeat if needed. Remodel first, then move out of the rental apartment, much faster and cheaper( no divorce lawyer needed).

Or buy a break even flipper with a GARAGE, repair and sell/rent after doing a map study of your work area and travel times: A free shop 45 minutes outside your work zone wouldn't pay... while one in the exact center near a highway is worth much more then one on the edge of your sweet spot. Trade favors/barter with a honest realtor,(ha ha).

Sharpen the financial saw a little with some financial study(Start learning how to keep more of the 1-2 million you're earning before you retire...) I.e. you can figure out exactly how much living in the socialist republic of New Jersey is costing you and your family yearly & lifetime...Vote with your feet, move to more freedom?

Quit whining and Vote for lower taxes.... Show up at school board meetings etc... and slow down the insane spending.....

Move to Texas.....Russia...

I didn't jump on it too quick, but I think you should get the rental space. Of course you already have, but that is what I would have told you. You are saving alot of time in travel. You mentioned the time to get there each day, but how many times did you have to run back to get something you forgot.
Although I do own, renting is not the worst option. Actually in today's real estate market, renting is considered a better option by alot of lending institutions. Think of how many people were suddenly upside down on their mortgage. They went from having equity, on paper, to being in the hole. They were also stuck with a property. No moving for them. People will say you are giving your money away when you could be investing it. Right now, investing in real estate may not be the best use of money. In my opinion.
