how well do you know/trust this GC? Sounds like he's hoping for a low bid and he can then stick you with it. I don't know why but my alarm bells are going off. CYA. Sometimes there's more money in the jobs you walk away from.

Honestly I would go for it.
Do the best you can for the bid. Cover your ass and be sure to get everything tested to be safe.
Multiply your estimate by 3 and hire some goons
