Best Way To Remove About 5000 Sq Ft Of Ceramic Tiles


condo building wants us to remove the tiles( 16x16) throughout the corridors.

its one of those buildings where some of the corridors are exposed to the elements , and some are closed in hallways.
thinking about a jackhammer trolley and jackhammer.

but they`re pretty pricey to rent ( $650 a week)
i have no idea how fast this will go

most of the walkways are 5 feet to 8 feet wide

some of the tiles are loose and i know maybe 25 % will pop off easily
the rest , i just don`t know .

thinking 2 or 3 guys ,
one chipping , one to help , and also maybe keeping an eye out for residents , and constantly cleaning
one has to keep running the debri to the dumpster in a parking lot space , which will , at times be 50 yards or more away.

anyone experienced i this?
or anyone with something I`m not thinking of?

Is it all on concrete? I'm assuming so.

Really depends on how the tile comes out. You may find one hallway comes up great and the next one is a royal PITA. Different installer, different thinset, different day etc. I'd say given your circumstances, 1000sq feet a day would be ambitious. $650 sounds well worth the money. That's maybe half day for 3 guys depending on what you're charging. Do you think it'll save you half a day? It sure beats crawling around with a hammer and pry bar.

I hope the dumpster that you are considering is a low boy specifically for masonry items and not one of those instybin 3/4 yard deals. With that much debris, you may need two low boys possibly?

Since you are unfamiliar with this kind of work on this kind of building, price the job high and have at least 4 guys out there plus yourself to watch over the job.

Really good point. Pulling stuff out of a dumpster because the truck can't lift it really blows.

the least of your problems are going to be removing the tile....

residents traffic in the hallways, noise, constant disruption from traffic and lookey loos, dust, and then the group that trips over debris or the lip caused by removed tile and sues your azz for chit you don't even own yet....

best way to do this is with a large crew and enough equipment to blow it out FAST, no dicking around worrying how much equipment or labor will cost as it should already be factored in...

How many stories is the building? A decent size crew with some dump carts would be good

That reminds me of a condo remodel I worked on when I was in my 20ís.... Iím pretty sure if a job went like that in todayís world there would be a lawsuit!!!!!

talked to the dumpster company ,
yes - lowboy-type
they said i can only load it about 30 inches high . that would constitute a full load .

i am un-familiar with this much tile demo for sure .
there`s actually 2 more floors to do after this
but i told them i`d rather do this floor first , and see whats what as far as the same things you all mentioned :
traffic
dust ( have to totally clean up each evening)
how hard this tile is down ( each installer does it different , uses different thinset.
there 2 elevator areas i have to consider .
2 laundry rooms
so i have to cut off one of each , and re-direct traffic.

kind agree with GRIZ as far as doing it fast , and getting over quickly.
jackhammering in corridors is going to be hellacious for homeowners who are home during the day.
gonna just sound like we`re rattling the whole building

the silica issue , i don`t know a thing about !
i guess i have to research that.

i`m locked in with management , they trust me
i just want to make sure i coordinate this right
on the upper floors , tile can go through the railings , and fall 30 feet
so i have to make some kind of temporary shields to keep the tile on that floor ,
also need a trash shoot , can`t bring all that tile up and down in elevators that are abut 4x4.

I sub tile demo out. Got a guy here in San Diego, called the Terminator--charges a buck a foot, including prep, protection, final sweep/mop etc.
