Payments On Demo Work

Well recently I started doing demo work. Currently I landed a job to do an interior demo for a retail center. Its approximately 15,000 sqft of work.
But the problem that is going on with the GC is that he is telling me that there will be no up front or progress payments on this job. He will pay me in full when the we complete our demo work.( this will be stipulated on the contract)

So my question is: in the demo trade is this usually how it works? You get paid based upon completion and no payments based on progressed are issued? So basically you have to finance your trade work until completion?

It really depends on how long the job would take. If you're scheduled to have your work completed in a few weeks, I'd say they're right. If the job will go on for months I would ask for progress payments.

drive a front end loader in there and get it done in a day then show him the tattoo on your hand that says pay me motherer..... leave a new rough opening for a main entry on the way out. free of charge.

I've done a good bit of demo but it goes pretty quick on my jobs so I'm getting a check inside of two weeks anyways. longer job I would tell him 1/2 a soon as physical labor starts. (he might go for it you never know lol)

Well I calculate that this job will be a 3 week project, it has a lot of detailed work.

Sounds like GC talk for work now and I will screw you when you get done. At minimum if you go for this you want an ironclad contract that; STATES THAT YOU WILL BE PAID IN FULL ON DAY OF COMPLETION!!!!!
No Frakin invoicing, no bs check got lost, oh I forgot will mail in Monday BS
BS . Also FULL details of exactly what has to be done,when that is completed YOU ARE FINISHED Any other Oh by the way BS is a whole new contact. You dont wanna play this Oh u r not finished cause of this BS either.

just had the same problem. the GC was trying to hold a 10% retainer from me. For what? the building is gone, isn't it?

Talking about retainer and I forgot to mention it to you guys. As its stipulated on the contract after I finish with the Internal Demo I will get paid within to weeks but they will retain 10% of the total amount of contract for "work guarantee" purposes. Meaning that they will give it a certain amount of time to make sure that the job was done correctly. For god sakes my trade involves of destroying not creating something I understand that it can apply to drywall, shell etc... But I dont sweat it most of the GC work with the 10% retainer

Did the GC give you upfront payments of progress payments for the Demo you did?

No, It was a 2 day job, but he paid within 30 days, which is good. but i told him that all future work must have the 10% retainer excluded.
