Question

Confirmation Of Accurate Demo Bid


I have a project bid in San Francisco, demo of existing 2,250 square foot (2 floors.) Street level & below, good access & egress. Need total strip of upper street level to convert to retail, and aprox.80% strip of lower. Existing unit is a massage parlor with 8 small rooms, 4 each floor, all with stand up showers (8x10 ea.) all must go, inc. drywall,framing,remove and cap existing plumbing ect. to make room for retail space. New construction is seprate bid ( gotta land the demo bid first ! ) I've factored in approx. ROP, cost for labor per day,permits, insurance,dumpster and incedentals and came up with about 45 to 55 thousand. Any suggestions or advice would be greatly appreciated, I dont do much work in SF and have never bid just a demo!! Thx, E.

"Too high" is an understatement- for $45-55k, I could get the building taken down- twice.....

You're talking about 2-3 days of work for an experienced demo crew of 4-5 men, and I'm being extremely conservative there since I haven't seen the building. Take the high side of that, and it's 15 man-days, plus a few 30 cy dumpsters, permits and your OH&P. I'd be willing to bet that you could get demo subs to go in and do that job for under 10 grand all day long.

Hey, did you get the demo job. I'm in San Francisco and am interested in working as a laborer for demo. Send me an email when you are ready to start-- wolfiewolf@usa.com because I'd love to help out and get my hands dirty doing some demolition. Thanks, man.

Hey, did you get the demo job. I'm in San Francisco and am interested in working as a laborer for demo.
